QUOTE(Malaysian_driver @ Mar 5 2013, 04:51 PM) The thing is, they said they will give discount if sign the S&P within 2 weeks. Else, tadak. Now already almost a month since i booked, and the S&P not signed, but the sales guy said the discount still on. I got UOB offer for my commercial lot, within expectations. HLB guy said they reached their limit, offer 75% loan saja. |

QUOTE(lamode @ Feb 20 2013, 10:38 PM) Just to share result of on my commi loan applications. Whats your offer from UOB? I find them quite fast. The loan officer came by my office to get the form filled then in less than 48 hrs, said approved de. MBB -2.1%, 80% LTV HLB -2.0%, 70% LTV, appealing for -2.2% and 80% UOB - slow poke, seem like they dun want business at all. OCBC - no commi loan for this project as of last week. so far the MBB is the fastest, in 4 working days, they reverted back to me, i didnt use the banker provided by developer tho. |

Sooo, what happened at the meet? Anything interesting to update those of us who couldn't go?
The invite come 2 days before the event, I already set to go overseas. RSVP date also passed. I also bought comm unit, but the price was quite a bit lower than the residential (after adjusting for floor height differences). Seems ok to me. So got GST and RPGT? Dashyatnya.... |

But they are like 6 floors above me, so hard to calc as I dont remember the increase per floor price.QUOTE(morning06 @ Mar 4 2014, 01:32 PM) Hey guys, went over to the sales office. Since utilities tariff is base on Commercial rate, will it affect a lot for both investment and own stay? Can advice? Pay more. Some don't like, depends on individual kua. If next door is non-commerical then it definitely impacts you/us. If everyone also commercial, not really.Thanks. |

Yea, it is.
Went to see it recently from Shaftbury. Due to the height of the land, its about the height of Shaftbury's residences ground floor. That pic is probably from a higher floor. I also got that pic from the sales agent. |

I also use Shafty as a bench mark, but i minus 50/psf based on the assumption its gonna drop when ours is done (due to increased supply)
I'm suddenly worried on holding it, due to the economy... whats you guys opinons? (My salary can hold it but i feel the risk factor suddenly went up) |

QUOTE(propertybbb @ Feb 28 2015, 10:22 AM) Since when buying n holdingĀ property like an equity? Aiyo. Econ factor up n down all the time la. What was ur exit plan previously when u bought? I can stay, sell and rent, all are viable options for me. Preferred was rent, followed by sell. I work about 30+ mins away, so not too far if I decide to stay and hold it. All also can, hence the purchase. QUOTE(clementtan @ Feb 28 2015, 05:51 PM) you can only decide when its completed next year, if the price is good for rent then u rent out, or if the price is good to sell then sell lol... Yea, that was the hope for most of us ppl wanting to rent.but i think is easy to rent out since the shaftsbury office towers is completing by this year, btw is two blocks of corporate offices Anyone know hows the occupancy rate or other info in shaftsbury? QUOTE(lamode @ Jun 10 2015, 11:28 AM) Thats... very low?Have ya done the maths? Assuming either 510/520/580 sqft (lets go with 580sqft) lets assume it was bought at RM280k x 90% = 250k loan with BLR(6.6%)-2.4% with 30 year loan (im aware its 6.85 next mth) You are paying 1,222.54/mth Higher floors, pay more. The 510 sqft one with same calculation is also about RM1000 Belum masuk other maintenance costs and all that....? (whats the sinking fund and mgmt fund psf? I forgot. Was it rm0.35?) |

I also saw such prices quite some time ago. My unit vs block b unit significantly different price.
For blocking view from shaftbury, to be frank if I stay there it will be all blackout curtains and if shaded = less aircon bill. I'm not a nature guy and I suspect few ppl will stand at their window once a week to take in the cyberjaya view. |

True I didn't put point 3 in, but generally I prefer to have the rent cover the interest and principle. If can cover the other maintenance and what not costs, better (but not too hopeful on that tho).
Then can close eye n not worry about payments. I follow my parents style, if got good tenant, 5 yrs baru raise rent so initial rental is important to me when getting a property. You all more income than me kuaaaa. |
