Hi owners, sorry to bombard this thread but I am interested in getting a unit in the HYVE for a reasonable price. Looking at the 450 sq feet one.

Wondering if we cut a deal directly and cut the middle man perhaps we can come to a better pricing?

Do let me know how much you are willing to let it go for and we can discuss further. Thanks!

Don't think you can get that.
Unless you want to try lelong unit but still need to wait patiently for price drop below 220k.

Developer price for Block B, you will probably only get Block A people, unfurnished and need financial help.

I'm still renting out, no rush to sell... or no one wanna match my price tongue.gif
2nd tenant, 3rd year dah(well almost).
So many agent said cannot rent, too mahal, in the end got 3 potential tenants at my price. It was empty for 2 weeks saja this year.

Normally developer confirmation of RM50 is bear by purchaser but mine is not under HDA so the developer told me the admin charges is RM1,000 instead of rm50 and will be bear by vendor instead. Anyone encounter this before? Is this real? Thanks

Not under HDA = service suite = commercial loan?

Yes, for commercial property such as offices/shop lots/suites/SOFO/SOVO, all non HDA, developer is allowed to charge admin fees.
RM1k is acceptable coz this depend on the developer. Some charges amount 1% out of the price.

if i rmb correctly block A is residential

I remembered one block is SOHO and the next is Residential.

Newbie here and I’m interested to buy a 450sqft HYVE SOHO. I need latest update/clarification on the followings:

1. Maintenance fee
2. Electricity bills (residential/commercial)
3. Water rates (under JMB/Air Selangor)
4. Quit rent
5. other monthly/yearly fees that an owner need to pay

Appreciate if any actual owner can give feedback on the above.

Sold my 770 sqft unit in 2019.

1. Cannot recall but paid about RM390 because I had 3 parking lots. Thus, higher share unit.
2. I had mine converted to residential at TNB putrajaya
3. Under JMB
4. About RM28 pa
5. MPS Cukai Pintu / IWK
