cyber undoubtedly will go through another phase of correction when most of these development and studio complete within the next 2-3 years... even serin 3 room owner willing to rent out at 1800... i dunno does that barely cover their loan and maintenance fee? Most studio unit owner here gonna sweat in their pants with such pricing...competitive fight for rental is starting....

guess those who have good holding power can survive later...expect quite a number of units gonna be available on the cheap auction pricing in the next 4-5 years...

Those Serin units renting @ 1.8k are mostly 965 sqft with basic furnishing (lights & fan). Their loan + maintenance should be around 1.5k (my estimation).

The 1151sqft unit with full furnishing are mostly renting from 2.7k~3k. Semi furnished I think around 2.1k~2.4k. Tenants profile are pretty mixed though other than the infamous ME and PH, there are Japanese, Filipinos, Indonesian expats and quite some locals too. Responsible owner are choosing their tenants carefully though.

The oversupply issue is bound to happen in the near future I believe. And when it happens, no property in Cyber is able to dodge the bullet.
