green teraine 500 meter away 1.3 sq, 1.4 sq, 1.5 sq only selling 570k... condo... green residence overpriced.. no room for investment and not a good choice to stay..

with that amount 700k++ can get villa orkid condo di.. subsales newy vp mont kiara area... of course got eye sore views..

does bank now follow the strict and suka suka approval loans? with those credit limits.. it is even better than loans.. you can immediately cash advance without signing any agreement anytime.. no restriction... one can have multiple credit cards.. each with minimum 20k... 5 already 100k... good or not?

if so many are rich... we have become high ncome nation... household debt shall not be 87% ...

Oh.. which is more expensive? Orkid villa condo.. 288 residency.. with larger sq than green residence subsales price also lower than green residence selling bprice.. only towers with 800 plus sq in green residence almost finish.. both other tiwers with 1.4 sq.. are still many ..

Both remaining towers are bigger in size... and cost 800k plus above before rebate..

Yup by this year loan very tight.. I m not sating green residence or cloud tree got flippers.. this left only home owners.. that price you can get cheaper and ready made..

there is no need to sour grape.. there are still 2 towers with larger size and lots of units..

Regarding the credit card one, I've cleared mine 8k (both cards) last year and now my practice is clear any outstanding every end of the month. Won't owe to bank single cents. (Not investor friendly)Rental play wouldn't be good in that area (I knew this as I've talked to those owners in our page =) that's good to know many are ownstayer.
Perhaps rental play should be better for Green residence with partly furnished.

Big price too.. is it worth dat value? Those big size ones..

features no doubt.. price is for home ownees.. guess the less takers in block B&c clearly meant no BBB ongoing there.. price arent friendly investors.. home owners too find it difficult to swallow even there are lot of home seekers out there..

THAT IS right man... so many units left unsold.. this also signifies that flipping market will be saturated at those price... flippers think wont go up with these price.. own stay is always there..

that explain why.. bought 800k wanna flip to 1 million in cheras.. can really dream long long.. high rise sumore..

Rentals 250 to 350 is easily rent out one.. if you calculate per room also.. still cant cover loans .. but forown stay sutely prepare to pay full loan sum with some rental collection can help reduce burden..

Problem is there are too many competition in cheras.. lets narrow down.. ur area there..

a) maxim mall and residence cheras sentral
b)connought avenue
c) green terraine condo
d)imperial residemce opposite green terraine
e) you city
f) you vista
e) and strings flats.. apartments around
g) ecovest cheras
h)other landed prop.. and etc

too high a competition rough calculation will be around2000 units at least for rental.. with each units with 3 rooms on average.. 6k rooms..

Have a thought

it might not be correct to use rooms to demonstrate how much supplies are the in the market.. lets just use the projects.. the list of projects and units available... that would do better logic.. since i do acknowledge due to the need to privacy, there are in fact rooms left unused, untenanted, unrent and etc...

please bear in mind that Green Teraine condo there, it is now post 6 months post vp... occupancy according to agents as of May2014 just mere 30 occupants out of 200 units..

guess what, the initial Vp price was 560k to 580k, by now it would have been 580k to 600k minimum, however, there are transaction transacted around 490k and 535k.. this signifies market are not healthy for rental game.. neverthelss, own stays should not pose any problem..

another factor that may aggravate the said areas was the traffic lights i am sure you notice, if Imperial residence, green terraine and green residence and those landed behind, on working hours/peak.. traffic is definitely going to crazy.. and it will stretch all the way along loke yew..

my 2 cents
