jz visited the area yesterday, very far from suntex mrt, and separate by the highway. I dun think can walk unless somebody build a bridge over the highway. also, the condo jz next to it green terrain is selling RM400 psf, 1350 sq ft only RM550,000.

Yes, u r correct. green residence is much more high end than green terrain. but at the end, all the luxury facilities/greenery still paid by the owner. the maintenance is only RM0.20 at green terrain vs RM0.33 at green residence.

I dun think their take up rate will be good since they launch at this moment, Q1 2014 and before cny, with this price and at this area. roughly RM630 psf, little bit higher than you vista at RM620 psf current price. of cz green residence unit come with furniture, cabinet, wifi and etc while you vista is bare unit.
if u ask me I rather choose you vista. hahaha, cz got MRT, potential price growth in future.

never stay at condo/apartment with shoplots.
facilities wise, green residence consider top ady. got basketball court and also badminton court as well.

just received an email today. they further deduct 3%, mean the total rebate would be 15% +3%=18%. so high rebate..
any one feel that worth to invest with this price?

now market very down, most of the investor still waiting, that why those project launched currently response not good. initial 15% discount, now 18% discount, basically means decrease in property price.

jz went to the green residence booth at leisure mall yesterday. 15+3% is only for bigger size unit, those 1400sq ft and above. for small unit is only 15%.
down payment RM15,000. rm1,000 will be forfeited if surrender unit.
