Yeah. Ct better than this. This Gr Big land but so so concept design. What a waste... N charge more...siao. Density also ngm ngm around 60 per acre. If below 40 per acre.. Chun chun...Then understood lar.

How near to MRT phoenix plaza? Walkable? Hot hot selling point if walkable.

good thing is lower density than CT.
No weird weird layout macam some CT units. Layout Overall quite standard.

According the masterplan still have many green on the right side near security guard area... That Huge piece of green land is under GR compound? For camping use?

Retention pond at the back within GR compound... hmmm look interesting..

960sf & 998sf units on Block E are quite standard layout, better or the same as today condo layout. It's similar to Wotp Block C small units too.

2052sf units in Block E is weird for me,but not for others who might want more rooms (5 rooms 4bathrooms), suitable for big families.

Layout of GR quite okay prefer the 1400sf type. But too bad their balcony is small. And the additional pocket garden added fixed there with plants by Binastra? Or a personal garden for owner to plant their flowers/plants?

Been to the site, impossible near to MRT phoenix plaza. It should be nearer to the opposite Mrt near You City.

CT best layout is 1200sf-1300sf layout. Just 800sf very spoil the taste. And the 2000sf look weird also.

GR got another unique selling point. Overall layout plan... Most unit ada banyak toilet. Those standard units come with 3rooms 4 toilets. Geng... For toilets lover

luckily block A1 A2 (1269-1545sf) quite far distant from the other blocks and separated by the Villa and the uphill path, at least feel like a separate developement/condo individually.  Not packed like sandwiches like kiara 1/2, ZR, rainz, and opposite Parklane oug.

Yeap. That's why I said 1400sf units nice as 3 rooms with their own toilets. Cuz they r bigger size unit la.
Hopefully this GR gonna be really high end, not like the Green Terrain, looks so...Low/medium end.

Believe this 1 can sold out. Location much closer to kl. And up coming mall. Only 60 units per acre. Hard to find nowaday.

Many new launch luxury project easily over 100 units per acre which make it low class among luxury category.. crampy with people to share the facility. No good for long term.

This 1 seem to be good for long term stay.

8 lane swimming pool.. macam those big club house swimming pool... wow i like. long time no c this type big wide swimming pool in condo development liao. 1 of the attraction!

u pay peanut u get siao siao monkeys to take care your condo compound. no eye see guard. no listening management. u complain until speechless. eventually u also become 1 of the monkey.

macam zest now. if they still insist pay low. soon will become monkeys place. zest maintenance fee seriously too low for a condo with swimming pool and gym facilities. below RM0.20 psf or RM0.15 psf at apartment without swimming pool is ok n reasonable lar.

is the forest reserve land within the GR master plan compound?
...huge piece of forest need to maintain.. who pay?

the reflective pond surround the residential building and the little pools...ada macam MK seni... but seni got 2 big cold and warm swimming pools.

Developer and project quality. Latitude win. Ijm too power. But lattitude beside kena cut by the highway jialat. Now not sure how it cut. Latitude Location wise very nice Ocbc bank just stone throw only. Consider high class area. But leasehold. I c latitude better than this 1. For quality I trust ijm latitude more.

Green Terrain project sibeh look soso only.... how to convince people to buy their so call high end props..... with high price tag.

when developer set their image as medium cost developer and only give very medium cost look product to purchaser...
and wanna jump to high end.... very cannot convince people ler. but the other way round boleh macam sp setia. launch cheap apartment near setia alam and sapu habis.

PJD developement.. u see Endah Promenade ok boh?
their shopping centre management just a little tak boleh pakai. hope this can improve.
hotel management still ok.

personally just no like mix development with commercial area just right below.
with the pub, bar, kareoke and snooker centre just below. the residential unit anytime can become kokokai place.
with mrt lagi best and convenient. yum yum.
not so suitable for long term stay. not so good for family stay.

vista ++ point is the MRT only i c. better rental rate.

investment point of view. vista win lar. for a sibeh peaceful family stay GR better + low density some more.
