GR is good for own stay and I believe the value will appeciate quite well in the future.
It is 10 minutes drive to Mid Valley and less than 20 minutes drive to PJ. The accessibility to KL city is quite convenience too.
Look-wise, it is not a masterpiece but is quite acceptable to me. This is subjective and everyone is entitle to their own opinion.
I think not a lot of flippers buying this property as most who bought it are for own stay and originally from Cheras (which is good).

I was referring to the optimum time. It was a weekend afternoon and the traffic is quite smooth at that time. Driving to MV only took a short while.

No, I did not take into account the traffic jam, the rain, falling trees, vehicle breakdown, morning-time, el-nino. My bad.

If you use the road that pass thru Taman Connaught, Cheras-Kajang highway to Federal highway, you can reach PJ hilton in less than 20 minutes. If jam, it will take you 30 minutes to 3 hours depending on the condition.

Anyway, once GR is completed, there will be a few MRTs (maybe road widening too) so the traffic jam should be reduced.

I think Green residence is situated just beside a forest reserve and certain side of the blocks have view of Cheras hills. That's what I call green living (living side by side nature) is about.

I am not sure of WOTP as I never check on it but is WOTP located beside a forest reserve?

Disagree that WOTP is better or in your word 'Far much better'.
WOTP is selling the property based on Green living, 'Green concept' or whatever. Fine, good for them if they can pull it off and I do like their design layout of the place.
However, nothing beats having a forest reserve at your doorsteps on top of jogging track, greenery/gardens inside the condominium. This is one of the main selling point of GR.

If anyone believe that having a park/garden at the middle with a long jogging tracks and around 50 - 80 trees makes you closer to nature, then great, nobody is going to dispute that.

Anyway, I'm not gonna gonna comment on this vs thing anymore. If anyone feels like it, would suggest create a new thread for this.

For those bigger units (1400 Sq feet above), the so-called discount should be 18% (last I know).

Block A and B = sold out/almost sold out. Block C should still have a number of units as the size is bigger so more expensive.

If you mean whether it is deep-in from the main road, then the answer is 'No' as it is quite near. I take that you know where Cheras 9 miles is at. The location is quite near to KL, PJ, Midvalley etc, just that there are Jam at certain time.

Well, I did note that Binastra won an award-Asia Pacific Property award for Best architecture and multiple residence something....for 'The Park' which is one of their project. Some notable developers won the awards too...

This applies to all properties. Initiatives by the goverment to prevent substantial property price increase are not new. At the end of the day, property prices (generally) still increased/maintained and people are still buying. Also, people who wait are still waiting.

Alternatively, can check out their showroom in Cheras. Block C got quite a number of unit more.

Btw, just to clarify further on BBW post above, the 700K+ units are for around 1438 sq feet which totalled to less than RM500 per sq feet (not inclusive of the built -in kitchen cabinet, cupboard, air cond and water heater). Bigger unit e.g. 1500+ sq feet are more expensive and smaller unit e.g. around 1,200 sq feet are cheaper. Those buying for investment normally prefer the smaller units in Block A (sold out/almost sold out).

You can compared to other nearby new condominiums whether it is worth the price. It is actually a good thing that not a lot of speculators are buying GR.

Seems like GR is progressing well which is good news.
Btw, I do not remember GR's brochures/sales mentioned that it is walking distance to MRT. I do remember them saying there may be a small coach/bus provided to transport residents to MRT.

For those who spread this walking distance thing, can you proof it? Take note that near MRT and walking distance are different.

Binastra has been around for some time and has many experience in construction. I am sure they know what they are doing.

I just found out that Binastra won an award for Green Residence under Best Eco Urban Development 2016. (Award is under PIPDA). Other award winners include IJM Land, Sime Darby etc etc for different categories. You can check it out in the internet.

The company has won another award prior in 2014 but for 'The Park' - Asia Pacific 2014 Property Award (Best architecture multiple residence).

For me, the facade of the blocks looks good, definitely one of the best in Cheras's Condo scene. I am glad the design of the facilities does not look too gloomy.
The guardhouse a bit small but let them finish it up first. Maybe the entrance will look grand once completed.

Quite a number of water related facilities/design. Hope these are properly maintained in the future (including the extended pillars/support structure at the bottom of the Condo).
