I dun think their take up rate will be good since they launch at this moment, Q1 2014 and before cny, with this price and at this area. roughly RM630 psf, little bit higher than you vista at RM620 psf current price. of cz green residence unit come with furniture, cabinet, wifi and etc while you vista is bare unit.

if u ask me I rather choose you vista. hahaha, cz got MRT, potential price growth in future.

Yes I think YouCity better but the higher 650psf not cheap though, but it's just next to MRT station (congrats to my friend early-bird bought it).
Thats why green residence has this rebates to attract buyers, not 620psf but 510psf after rebates. Not bad though.
If it located in same side of Youcity, definitely priced higher like 600psf++
But the main concern still the Only One small access to the junction before out to Grand saga highway.

when mrt done see how shuttle bus goes...

Yeap me too. Dont like any mixed development for ownstay.
But no doubt the YouResidence/You Vista offers more variety and better Unit plan.
my fren one 1400sf (type A&B) of You Residence quite good, around 800K that time. LOL!

never stay at condo/apartment with shoplots.

facilities wise, green residence consider top ady. got basketball court and also badminton court as well.

it depends but the shops are some basic necessaties then its good also such as a laundry shop (DIY) would be good, a 7-11 mart and thats it. Maybe a simple cafe or kiosk for snacks is acceptable. As long no noisy restaurants and sort would be good to go.

dont end up like scott garden then ok. Basic is important. Nowaday walk out or drive out buy light grocery also got robbed, worst got kidnapped, raped and murdered. Some people have to do more analytically thinking why retail shop below is always better nowaday

yup sometimes just to grab a few items and etc. No need drive out always ... Scott Garden not bad, just not really for ppl thrive for peace and quiet environment ... party goers might love living there haha

Scott Garden is along Old Klang Road. The shotlots there are very happening, got alot of Pubs and drinking place dubbed with some restaurants, cafe, Tesco there. Good prospect and potential growth but downside is will be a bit too noisy and crowded during night.

Yeap, tot of getting an unit during their launch. Well shoplots not doing wel i meant those inside 1-2nd floor.
Not alots, but superrrrrbb banyak Pubs there. new one keep opening.
And i dont like to share the access with others while go to carpark.....and just feel messy infront as can see really alots cars.. headache.
Not good for ownstay.. But my fren rent a Duplex there for stay and complaint bout it.

Yes, it may good for own stay. Not for investment as compared to other.

don't know what the pocket garden that they promote? never heard of it. I think pocket garden = balcony? correct? any one got idea?

It's around rm620psf for ekocheras. It's fair to pay a higher price for better location n conveniency.
