 If selling property, should we use own lawyer, or same lawyer as buyer

Hi all,

I have several questions :-

1) If i sell my property, should i use my own lawyer or use the buyer's lawyer (to save on legal fees) ?

2) If i use buyer's lawyer, is it true i do not have to pay any legal fees?

3) If i use my own lawyer, will my lawyer charge me the same normal fees as a buyer (excluding the stamp duty, MOT etc)? What is the fees that the lawyer will charge me as a seller (buyer use his own lawyer) ?

if u ask me always use own lawyer especially if ur unit is a leasehold unit

force buyer to use your lawyer also then ask for discount since you give him double busines

Idoublu, mind sharing which law firm did you use? Were they expensive or just plain lousy ?

1. up to you. pros & cons of course.
2. Yes, you'll save Legal Fees, only have to pay miscellaneous charges.
3. no, stamp duty, MOT all charge to purchaser only no matter same or separate lawyers.

The fees are all set. Technically they can't over charge you. Question is how much of a discount you can get only

for example, u sell your house @ 4ook,

use buyer's lawyer u paid +-rm800.00
use owner lawyer sholud be around 4000.00, after discount +-2.5k

don't try to save 2k and face problem later unless the buyer & buyer's lawyer are your real friend.....

These days, with so many scams around (even 1 case of lawyer cheating money), a bit scared too.,

I using purchaser lawyer. So quotation is like this :

1) Submission of RPGT (CKHT 1A & 3) - RM300
2) Developer's consent for direct transfer - RM300
3) Deed of Reassignment (HLB) - RM400

Disbursement
a) Stamp duty for DRR (5 copies) - RM50
b) Revocation of PA clause at High Court - RM25
c) Bankruptcy search - RM20
d) HLB administration fee - RM50
e) Stamp duty & affirmation for Vendor's Surat Akuan - RM28
f) Developer's confirmation - RM50
g) Land search (master & strata) - RM60
h) Transport charges - RM150
i) Miscellaneous - RM50

6% Service Tax - RM60

Total RM1543.00

My house price lower than yours RM230K only. Just show you i am using purchaser lawyer.
