Ask them show you how which of your reno contravenes section 70 (11) where the definitions of "erecting a building" are stated in 70 (16).

I am more interested to know why we need to get a renovation permit if the renovation works is done inside the house without adding/removing any structure like pillars and walls.

Change of tiles, and removal of kitchen cabinet is considered very minor renovation works imho.

Seems like TS could have saved RM12.5k if he paid RM50 for the renovation permit. sweat.gif

i did some very minor work around the house just like repair a part of the floor tile (previously contractor lousy workmanship and it all pop up) and replace the grill lock (have to cut open the grill, replace the lock and weld it back). settled in a slightly more than 1 day, no issue with mpaj although no application.

TS say is minor work and if really minor work and done discreetly, shouldnt be an issue with MPAJ. But how mpaj found out and fine him? maybe neighbour complain cos too noisy or he remove the kitchen cabinet without dump into proper bin, or the building material block the road, etc. must be something wrong here.

Anyway, i found an online form for rayuan kompaun, mynameisdavid can try that.

Nope, we just very recently did some minor touch up before moving in last week, so I think it doesnt related to ex-owner.

Mayb there is still some parts I have missed out, I will check out tonight from my father tonight since he was the one who dealed with the contractor for reno.

No, none of our neighbours lodge any complaints to the authorities.

Our house was vacant when doing the minor reno, touched up, mayb MPAJ patrols found it.

We dint get any consent from MPAJ because we thought it just a minor work, and the contractor dint inform us any application etc.

u try appeal mpaj, say that u didnt know and blame it hard on the contractor that didnt make the application.

Well Cheras is part of FT so no surprises there. Later want to tanam rumput at your garden also need to ask approval. Don't think any council in Selangor will do that nonsense.

normally contractor will settle with the patrol (kopi duit).....this means that your contractor not experience and aware of this......for me, the contractor not doing his job.....

TS, I am sorry to hear of your case but this has been a very good case study. The lesson I learnt from here is to always check the Local Authority's website and check with them if their approval is required even for internal renovations. Dont anyhow assume and this kind of thing, dont depend on contractors. Better be safe than sorry smile.gif

As long as they see got contrator, they will come for duit kopi. If your contrator refuse to give, they will find out how to summon you. They sure have the reason.

they can drink kopi first, then get another team to do summon...but adding kitchen cabinets and wardrobes also need permit? This is part of furniture, is it not?

ts, can you post some photo of....external ur house,backyard,renovation area...during reno period.
i had this xperience bfore in puchong u cant remove the internal middle wall between 2 shop lot, u nid to apply permit.
m contractor also,but in puchong where under MPS
(sepand districk) u nid a permit for minor reno, include grill,kithcen cabinet...and so on i was inform by developer.
our district rule always update without a guideline, just like iphone OS.

Get the ADUN office to help you...PR13 is coming and this is also part of their service to ppl too.Al least they are the one who indirectly managing the city council and a letter from them is much powerful than thousand words from us.

Technically you are supposed to get permit from council, that is true BUT the calculation of kompound is based on % of the work involved. So you can challenge the council on the 12k fine, ask them how the hell did they arrive at the figure.

Tell them, u aku salah, but dispute the kompaun amount. if the reno is just small interiors works as you said, the kompaun should not exceed 5k

At this juncture, I doubt he even wants to pay RM5k. Definitely an eye opener for me. Have to check out Majlis Perbandaran Sepang as well.

If no external work = no need to apply permit. My contractor told me. He even said.. u can even modify watever u want inside the house..

Crazy la... Normally fail to get permit approval . They will fine 10 times of approval fee . Like this case , you can complain to YB ong service center .
