Its 81 years in total. 60 years leasehold? You dont have problem renewing it.
U only need as little as RM 9000 (RM3000 deposit / 3x installment + DIBS) to own a high rise service residence worth 400k.
*
dont keep on mention its low entry level la..i think everyone knows..

ya, wat i meant is not renewing it..i believe if u got money u can renew it. but problem comes if that person stay few years and want to sell. subsale for property about 70 years and below will have low chances of approved loan, or < 90% loan.

i think you are one of the agent there. sigh, i dont want say more. im not a spy. just would like to discuss discussion in a forum

If LBS would to get the service residence to 99 years lease ... will you promise me to be the 1st one to come over and book 1? drool.gif  notworthy.gif  icon_rolleyes.gif
*
yea.. even if i promise, i guess i cant be the 1st one to come over and buy..many other will come..trust me. and by the way, if i really want to vested in bsp, i ardy bought pearl villa. i really really nearly bought pearl villa but in the end i choose another place, though i know bsp will have mydin, mahsa, transportation company(forgot the name). but everyone got their reason n preferred places.

Tower 1 is around 400 units. Will start tower 2 when we get the instruction.

there are pros n cons la but its true that among the new launching can say bsp is the lowest entry ardy and price can say cheapest for unit comes with 1000sf. as far i know the townhouses by the same developer also quite slow from the launching date. and its also a fact that bsp is quite a distance to 'town' but for those work in cyber and putrajaya will be good investment. i can c some improvment in that area compare 1-2 years back..many shops ardy and will have further shop more..

dont flame me as im not the agent. just give my thought after thinking few times to buy there..

Ameera much better. Same price. 1% d/p vs 2% d/p. Freehold vs. Leasehold. 1250sqft vs 1000sqft.
*
yea..got many things included also.. can say nearly fully furnish..and yes, price about same and its freehold..depends on buyer lo..if those buyer ardy financially establish they can go for property without dibs included.but if for those average earner ppl, every month need to pay 1k interest is quite hefty.. though i know that so called dibs scheme ardy mark up or 'openly' included into the property prices.

another consideration is distance. somehow i feel bsp is nearer to subang, usj, pj, damansara area where i go the most. i have visited the ameera in kajang, very impressive...

Yes.. people who work in putrajaya and cyberjaya can opt to buy in Kajang, Dengkil, Sg.Merab and etc which has direct access without toll to cyber and putrajaya. Most of BSP residence works in either putrajaya or cyberjaya.

Ha3.. my prediction is right, now LBS is offering more discounts. Means they have a very hard time to sell.. Now let see my next prediction, if it really happen i'll come here again to comment.

Its more than investors is getting smarter that make this prop hard to sell. Think wisely, look around, all good units here were sold within 1 month. The other one was sold due to empty promises. Expecting a shopping complex but now it turn out to be a landfill..  blush.gif

platinum_12, mind to share what kind of discount they are offer more?

I guess we can come back next year and there will still be units left. Launched so many months with so many discounts only 10% sold (Haven't minus those units bought by insiders).

They cant even attract Mydin. Have to build own mall somemore. Maybe all shops to be like LBS speedmart, LBS cinemas, LBS fashion and etc. Haha.

Correction, even under dibs you still have to pay the interest monthly, later only claim to dev. The one that you says is the govt loan. Agree distance play important role, but developer play even more important role. A good developer can turn a swamp/jungle/lake into a mega city, but that kind of dev is/will never be LBS.

Discount for parents day? its just to hide the fact that they cannot sell their unit. Parents day only one day, why on earth the promotion is for 2 month. Is it really for parents day? childish tactics.. doh.gif
*
aiya ya la..still need to pay and claim it from dev few months later.. there is many cases ardy with such scheme buyer paid the interest but having a hard time claim it back from dev
