I agreed this is a up and coming township. The two storey shop in BSP is selling for RM1.2m sub-sale, and the rental now is around RM4k. After the highway link to Kajang, Klang, KL, Putrajaya & Cyberjaya etc. The properties here have got up its value a lot. Let's see how will the Skypark turn out eventually.

Land in BSP in particular is not that critical. Dijaya corp just acquired 474.29 Ha land next to bsp, IJM 751.6 Ha. In total 1000++Ha only this two companies, others i don't know. You know how big 1000 Ha is? How on earth you say land is scare in bsp?

About the tel line, bad road condition, reckless LBS, high break in cases, even post laju will take 3 days to reach BSP. Did you know that? i just know all this after 4 months i lived here. If i were to know this earlier i wont buy here. Im quite surprised that no one has ever brought this up in any forum or any blog.

Lucky i bought landed, the demand is still there. But for highrise, please think carefully. This savant, i can't blame him, because it his job to sell the unit, he got paid for it. So what ever it is, he won't say anything bad about it. Furthermore he is not buying any prop here anyway, maybe he himself don't belief the product is good for investment.

You know or not, Skypark land is initially allocated for commercial building which i think suitable to be built there. But now it changed to high density residence, WTH, it will disturb the traffic flow and etc. Even the shopping complex, last time they said mydin (altough i dont like it) confirm to be built here, but now, different story.

I hope by telling this in blogs and forums, other will get more accurate information dont get shitted on developer who only cares about profit and do not care its residence comfort.

Have you ever checked with Post Office what happen to the mail delivery? Just to clear the sky a bit here, apparently, that's something have to do with post office internal processing problem. All mails will be sorting at Subang Jaya post office before send to Kuala Langat post office for distribution. That's reason why it always delay for extra 2-3 days. icon_rolleyes.gif

No worries, without this skypark also im confident the head count in BSP will increase. There are more sustainable and feasible projects to be offered in BSP such as Rimbayu and Canal City.

Bro platinum_12, Rimbayu is formally known as Canal City (It is not Rimbayu and Canal City). The name cannot be approved by authority because of English name "Canal City".

Bro Savant may not be qualified to talk about how good is BSP because he doesn't own a property in BSP unlike you. Any negative remark from you will only give impact on your own property value bro. I am just like you, very low hope when came to BSP but that was many years back when this township was just about to start with tolls. I started to invest here by judging on what is the future for this township and not what I saw the township in 2009. Today, my BSP Avenue shop rented out for RM4.5k per month and is more than sufficient to cover my installment. I even have interested purchasers offer to buy at RM1.2m now. Whether Mydia is coming or not, it doesn't make any different in my opinion. At least all the mini markets are doing very well now. But Mahsa does affect the future.

At this moment, highrise may not be acceptable in BSP because Skypark is the first highrise in BSP. Looking at most of the landed properties pricing in BSP over RM500k marking (except for the old few old phases and single storey) and Rimbayu first launch closed to RM600k in balloting. It will be even harder to get below RM500k properties in future. It will make sense that if any landed price at below RM500k, it will be selling like a hot cake - like balloting in Puchong now. Any non landed below RM400K will be a potential. Any properties keep in long run, sure can make profit.
