Not mistaken, this is office suite (commercial title - non HDA) development.
Your TNB will be forever at commercial rate.

Unlike SOHO or Service Apartment where commercial title but built for residential purpose. For this then yes, TNB policy allowed to appeal and get residential rate same like normal condo.

You need to study the case of trefoil setia alam.
It was a sovo thru and thru...

And setia arrange to convert all electricity from commercial to residential.

I seriously dont know how tnb stand here. If you look at the form, the form onlg said if you are using for residential purpose you can convert. The form didnt say apa sovo sofo soho or what spa you were signed on for 1st owner.

not related to this building, but general rule is that any units under 1000sq is not suitable for full office usage in the longer run macam 1 to 3 years.

unless you are under fly by night biz.

rather than office, i was thinking more niche market biz, something like a japanese sushi shop with seating for 15 max. of course it has to be localized and not necessarily sushi. exotic coffee club with a view etc...

the concept of the hub is out of this world for a conservative place like ss2, so i thought the start ups here should be out of this world to attract customers
