Actually highly unlikely that it be 450k onwards unless for the high rise.

Few reasons.

1. Dijaya has the highest cost and acquisition price of land in the area. About RM25psf if I am not wrong. This is over doubled Nadayu 92's about RM10psf (early launched 400k onwards). 35% higher than Mah Sing's Bangi acquisition RM18.50psf (Launching 500k onwards). SP Setia is lauching their semenyih products at about 400k onwards with land price of RM7.50 or RM13psf (I got mixed up which was which) etc. This is plus Dijaya had a holding cost period of 2 years for the land, plus holding cost their land cost is closer to RM28psf.

2. I don't think Dijaya will be pricing their more prime land with Prime name at the same price range as the Bangi, Semenyih developments.

3. I hadn't heard of a cheap Dijaya offering so far and I know they are targeting at least RM2bil GDV in the area

I reckon they will price it closer to 600k++ onwards

Yeah 600k is probably the cheap side of expectations. Perhaps 750k since both their land and reputation is more premium than Kajang 2's.

Oh just to add, Kajang 2 was acquired at RM7psf against Dijaya's RM25psf.
