No issue so far. happy staying here.
Probably I can provide some insights of this building for everyone's consideration.
Property comes with 2 Sizes, (but there are penthouse units at the top level.
- 1518sqft (Intermediate)
- 1598sqft (Corner)
- All units comes with full furnished (6 air-conds, built-in beds, built-in wardrobe in 3 bedroom, water heater for all 3 bathroom)
- each unit comes with 2 carpark
- Single Tower with very low density at around 158 units
- 3 lifts
Facilities,
- Visitor lobby, Fish pond
- Swimming pool, kids pool
- Small playground, BBQ pit
- Squash, Gym, Sauna Room
- Meeting Room, function room, playroom (with Pool table and Ping Pong table)
- Main water filter for all incoming water to the unit
Pros,
- Big unit (no where in Mont Kiara you can get this size with this price)
- 8 units per floor (each wing 4 units)
- Cheap in price now. you can get it RM700k and below (Launching price at around RM900k after 10% discount)
- Tight security
- Floor access restricted by card access
- Plenty of visitor car parks
- Building is nicely maintained
- Quite a numbers of the units still holding by foreigner which most of them no longer staying here. Many units are vacant.
- Quiet, hardly see people around in the building
- Janitor services covers weekend
Cons,
- High maintenance fees RM667.92 (0.44 per sqft including sinking fund)
- Not much in-house activity due to low density and less residents
- Not much extra building land, all facilities inside building floor
- No cafe, no minimart, no vending machine, no laundry services
- High traffics in front of the building. usually start around 7am - 9am, peak hours.
So far, that's what I can think of now. Best for own stay, but not so good for investment. Rental starting at RM2.3k which is quite low compare to other condo in MK. I understand from agent, it is because lots of foreigners trying hard to let go their unit to cut loses.
