Hi sifusss out there,

may i know where can i get the accurate news about the newly launch property projects?

Actually i do make some homework but the result seem not so satisfying...although the popular website show some new project but after all is more like last year launch project.

i tried to search at propertyguru, iproperty and propertywall (not complete website cause i scare kena saman by mod) but the info seem like quite old!

Depend on the area, i think still able to get RM450 per sqft for Rawang or Bangi area.

For Puchong, PJ area sure above RM600 per sqft.

Duet Residence was launched last year and sold at RM 550 psf and now giving huge discount, I think remaining units selling ard RM 500 psf or little more higher.

The location is too good and convenience for a commercial but seems not for a residential.

Quite messy, busy and hectic with noise and air pollution.

Not really true. U have to look around carefully. Kiara Residence 2 is at the border of OUG and Bukit Jalil right next to the Kesas Highway. Plus the upcoming LRT station is virtually in front of the condo. Yet you can easily get <500 psf here (highest floor) and comes with DIBS scheme, 7% discount, semi furnished units, 3 carparks and free SPA. Berjaya has invested heavily in this area too.

Very few units left. The best units all taken. But if ure lucky u can get units whos loans have failed. Not sure if they have a link. But u can check out the KR2 thread on LYN. Alot of info there especially from our big investor Chris Chew.

Southville, bangi area. Mahsing. Accross the highway from bandar seri putra. Havent got further detail. I expect depresed price due to "accross the highway" effect. Its going to be dev as township.

Another one comng accross the highway is by bangi heights. No further detail. Can refer the masterplan at sales office.

They also got apartment project in bandar seri putra launching in june.

Some of the old government buildings within the town has been reclaim and they are now demolishing them to make way.. Reko road is expending by demolishing old houses beside the KTM tracks..

I see big roads within small taman but they lead to no way, actually when we put bits and puzzle to the picture, I am amazed these are planned roads which will become expressway when surrounding development take place...

I know its taking shape bcos i hav been living here for 30 yrs and still living here... its taking shape doesnt mean its already there but you can notice things are moving especially the new area like saujana area...

Coz I heard in another LYN thread got new launch there at 9XX k, and to go there to register, no info in SD web for the townhouse.

SA said launch is now next year around mid year, townhouse at less than 1 mil. Only 38 units.

Banner is hanging out but got no brochures.

The new phase townhouse is next to future tenaga land, meaning potentially new large substation there and one other side facing elite highway.

Buyers... beware. So only some of the units are ok... the rest may be facing highway or future substation or high tension wire.

But they access to the surau? From the same road to zest or from the back? As I know, there is no road access between flat and zest. Surely the bungalows are affected. But in front of it there's big area for water storage too. So the surau is further in or just nearby? But I am wondering why suddenly they propose a surau at there? Thought the flat is abandoned?
