I'm sorry to say this but the whole area in cheras indah will take a loooooooong time to change. The shamelin mall is literally dead and dodgy yet another commercial place is being set up? Bette pray that a shake head club won't be opening right below Your unit.

It's an industrial area with hell lots of dodgy clubs around. The DSL is only around 500k to 600k there in cheras indah.

I can't deny the convenience like direct access to loke yew highway where it links to pj and kl.. LRT station etc but some factors just can't be taken away. Just hope that you won't have shabby neighbours.

Food there are ridiculously good tho especially the duck shop nearby.

I think your massive shamelin star can fetch 1k psf. Those dodgy activities around it are the price catalyst booster. Understand bayu which is 5 mins walk away from pandan lrt which has no dodgy ktv to boost its price only fetching 550 psf, duno how u get 750 psf and so far only less than 10% occupancy. Asking for 1.5k for 3 bedder also no laku.

Those massive 2 storey landed next to yr massive shamelin star has been hovering around 500k too. I feel yr massive shamelin star is massively overpriced. I think the massiveness u see in shamelin star despite the failed 1 shamelin nearby, failed bayu which is 5 mins walk away from lrt, surrounded byodgy ktv and thai bar, next to light industrial factories wherw some factories are used for snooker and thai bars etc will be in the knight in shinning armour whereby yr massive star will lead the market here and uplift shamelin vibrant. It will be an one of a kind project where ppl will choose to see the HIGH END finishing and rent for 2k to 2.5k rather than paying the same for velocity which has a super happening myhome, ikea, mrt etc.

Shamelin Star HUAT AH! HENG AH! ONG AH!
