Very happy with the progress made as I understand construction has reached 30th floor. Hopefully we will receive the key in 2016. Have a feeling that this will be a successful project. Congratulations to all the purchasers.

The opening of Ikea Cheras will impact positively this project. It is proven that even in a economic slowdown properties located in a good location still fetch good price.
Those who bought this project especially at the initial launching will be reaping their gains.

Service Apartment is built on land with Commercial Title. If you look around Shamelin Star the surrounding areas are all shoplot/shophouses.. Many developers are building service apartments instead of shophouses because land is very scarce especially in KL City. Furthermore service apartment generally is much cheaper than shophouse thus easier to sell. As for Condo it is built on land with Residential Title. Thus whether it is Service Apartment or Condo it all depends on the type of land ie Commercial or Residential land.
The advantage of Condo is that the Assessment (Cukai Pintu) and utilities like electricity, water, Indah Water etc are charged on residential rate thus much lower.

You can directly contact the utility companies such as TNB, Syabas, Indah Water etc for the rates they charge the customers. They will oblige your enquiries.

Do not understand why people try to discredit this project. Went to the actual site last weekend and the sales gallery. Very impressed with the progress made. Unfortunately did not buy when the project was launched about 3 years ago because I did not know about this project earlier. Plus factor is the excellent location. Accessibility is damn good and very near to KLCC. Goodness me nearby are shopping malls and hypermarket like IKEA, S Velocity Shopping Centre, MyTown etc. It is soo convenience.
