seems to be the relatively low price in psf around the similar condo and surrounded area to make it as HOT cake. Avantas is selling at RM700 psf without basic fittings

I think its affordable n not too high in terms of absolute selling price with lower entry, not price psf until it is reveal.

I think its hard to compare with Avantas's pricing bcz it nearer to Mid Valley, easier accessibility, different part of Jln Klang Lama and Avantas pricing psf is indeed very high.

Not even launched and for booking, of course who dares to estimate the completion date. Since i heard that exsim tries to promote Petalz as affordable home to OKR folks and look at the potential grow of the location, i can see it should be the cheapest "Z" products. Comparing to 1120 park, if it was 450K onwards for 850sf, i guess this is a good one to consider and compare.

Preview now, launch maybe few months later, S&P sign few months later, guess around 2013 year end, so tentatively completion date would be 2016 year end or early 2017?

Among the whole "z" products, I think IMHO, The Treez @ Bkt Jalil was located at the best location of it own, where it's accessibility is slightly better than Twin Arkz, a better concept project but located at the far Bkt Jalil - Kinrara Highway side.

Btw, 1120 Park is around RM 400-420 psf latest, 850 sq feet unit was transacted at RM 330-340k and current asking price is RM 340-370k. Not RM 450k bro.

Of course you cant compare apple to apple, i mentioned RM450K for Petalz, not 1120. and the smallest of 1120 was 870sf, not 850sf. Dont get me wrong. What i meant here was to point out, if Petalz was launched at RM450K onwards for 850sf, ( since some says 850sf, 960sf and 1100 sf be the unit size), it is worth to compare and consider. These two projects are located at similar location, one good point of Petalz is KL FREEHOLD land. so i bet you know better than anyone to do the calculation and why some are so excited about Petalz including myself.

simple summary:
1120 870 sf = RM370K
Petalz 850 sf = RM450K,

80K difference in value for basic kitchen appliances and fittings, airconds, FREEHOLD, KL territory, full bathroom amenities and NICE flooring. (IF and only IF). Then it is at the standard to compare. Else, you might get one 1120 park if you think it is undervalue. icon_rolleyes.gif

Of course i loop Avantas in because it is the current project along the same JALAN, (one prime and one less prime), factoring in the variables of 2 projects, Your view to justify why it is "HOT".

Sorry, read wrongly. Thought u said RM 450k is for 1120 Park's 870 sq ft. And yes, 1120 Park smallest size is 870 sf not 850 sq ft.
