I saw a new advertisement about Pearl Suria or they called it Pearl Condo 2, anyone has more information or comments about this?

Price from RM449,000

Shopping mall again??
Pearl Point 1 shopping mall is not doing well lerr...
Only the front row F&B looks happening..... but still bad compared to F&B at Scott Garden...

If I calculated correctly, it is 700+psf on the higher floor, bcz it is starting with 600psf, quite an expensive condo.

early of this year I checked still have 300k for smaller unit, now seems like almost 400k(asking price)

You better confirm with your husband. Leasehold and freehold is hell lot of different. Though I am quite sure it is leasehold but if your husband is right, investors including me will be happy.

Walou lei, property prices in Malaysia have gone insane or should I say investors now have huge appetite. Property price less than RM400psf is becoming unheard ofnowaday. This project, unless it comes fully furnished, else RM600psf is really overpriced, IMHO. Whilst it may be over priced, there may be people who will join the band wagon to BBB like there is no tomorrow. All the best to all brave investors.

actually I just viewed and calculated, the psf minimum is 449k/763 for the smallest unit, which is around RM590psf, by level up for 5k to reach the top level would be around RM750psf? That is insane!!

The owner of the land is pearl point thememself i think they are the developer as well. will go have a look at the office sometime next week. location is super good lo

Price, leasehold, entrance/exit point, design are problems.

Price too expensive some more every floor up 5k (too greedy)
Leasehold compared to others mostly freehold
Entrance at the side jam area while in and out
Design of the bathroom tiles and kitchen too small problem
Facing mid valley is actually faving zink roof, small units facing pisang goreng stall, facing main road go jam traffice, only facing pearl point ok ok even those shoppers and stall person can look into ur windows as too close to pearl 1

I just dun see any strong point on this pearl suria...

So far any updates from this project?

Was told by SA, almost 50% booked and 700+ sf fully booked too, average RM550 psf. Quite on the high side when come to launching price for this development + developer.

A coll. of mine called yesterday. Left units starting from RM600K only.
I'm personally staying at Pearl Point Condo, window facing the construction site of Pearl Suria. So everyday can monitor their progress. They work day & night, so it's very very noisy.

Management Aikbee Timbers Sdn. Bhd.

Management so-so only, last time closed the passage between PP Condo & PP Shopping Mall, we have to walk outside. Not the best way during raining season or at night.

But other than that, everything else is OK to me. Securities are quite friendly, even knock on my door early 6.30am to inform me that he found my car's tyre punctured in my parking lot.

Cmon,the land itself already so small still have retail?Nowadays many developers like to construct their project as mixed/integrated development in order to raise the price.The so called retails might only be occupied by convenience store,laundry,and a cafe,mamak?!

Avantas is another ridiculous project.Such a tiny small land selling with such a price?!Verve Suites too,is an old building and get it to be refurbished?!I am staying in Taman Desa and i feel all these small projects with small developers (except Verve SUite by BKP) trying to earn some big money will just make the OKR getting more and more jam sad.gif

to see whether this prop is hot or not, just refer to the number of pages in Low Yat... haha..

I prefer Petalz, which is not far away, but good units all sold out, in fact > 90% sold out..

2 room design is set me back, prefer 3 room for 1200sf size.

Good things for this is Jaya grocer confirmed open at below and many food and shops within walking distance. Future medical center also in planning at the current central plaza rebuilding project which is also within walking distance.

Maybe people have too many choice in this Old Klang Road stretch make this project not noticeable to others.

Yea this project is damn good location..but there are something hold me on..
-very high density
-many units per floor plus sharing only 4 lifts
-the bigger size design look weird. A lot of weird corner
-stamp duty on loan disbursement not included
-bear unit

But this project suits those bachelor.. I found the 700+ sqft design simple n practical. To those r not concern abt my above point, its a good buy i wld say..

Can any purchaser share their view on why they purchase this condo and not others?

They claim to have premium furnishing but anyone has experience with the developer before?

I went to the show room last week. Personally i think other than good location and high ceiling, other features are so so. It is a very high density property and am unsure whether 3 lifts are adequate to service the tenants.

Another noticeable point is that the accessibility of the condo is actually not bad, considering that you can come from behind (through kuchai > happy garden > OUG), or puchong (OKR) and KL).

Since the mall will be self managed, i believe the developer will control the quality of the tenant unlike the existing PP mall which consist mostly lower end tenants.

Leasehold is not an issue for me. If is a landed prop, i would prefer freehold units.


Any more ideas?

watch out the management fee, lately the management just increase Pearl Point Condo management fee from 16sen to 25cent. unscrupulous management, give no chance for owner to object

Generally good location with high potential of ROI. Despite of its strategic location, I heard that the workmanship of this project is relatively poor. Maybe they had changed the main contractor twice and rushing to complete the project? As for lifts, we can only tell the performance during vacant procession. Unless you bought for own stay, you should not worry too much about quality issues.

already fully sold. The only good things about this project i think is only location. I think most of the purchaser is investor. Not sure pearl point will hold few unit for leasing or not. As pearl international hotel the review not so good.

light also up should be VP very soon,

beside KP project also build very fast, around half year almost reach top.

The basement carpark of this place is the worst car park in KL.

Very narrow and if u cant find car park at the last bottom floor, u r screwed. All cars have to make a uturn at the aisle. No space to direct u turn so have to make 10 point turn.

With so many malls in Klang Valley now, you only have one chance. 1 strike and you are out.

really suck design as you going in to car park using the same ramp up and down and really narrow. Car park fees some more very expansive
