Hey Bros,

Just to share.Went over to Paramount office in KU and the are launching a new service apartment in Glenmarie sometime Jan.

[/SPOILER]Heard they are building their new KDU uni college campus there. Sounds good for investment since the development is to cater to the Uni students there brows.gif

What you think of the location? Ok bo?

City & Country Cover Story - A different direction

There is also a yet-to-be-named Glenmarie project on development land acquired from The Titular Superior of the Brothers of Saint Gabriel, founder of Monfort Boys Town, in 2009 for RM62 million. About 10 acres of the 21.7-acre freehold tract will see a customised KDU University College with plans to relocate students from the existing KDU campuses to the new site by early 2015. The balance of the tract is earmarked for commercial purposes, with a GDV of RM730 million.

Liew says it is up to the group to decide on alternative uses for the existing almost 3-acre KDU campus in Damansara Jaya or to let it remain as a KDU College campus.

“This is where it gets exciting for property. When you bring students in, you need to provide accommodation, F&B, retail and limited commercial components. We will provide residential components for students as well as starter homes for those who prefer the Glenmarie address. The first phase of the commercial component will be launched in late 2012 or early 2013 and be completed by 2015, concomitant with the completion of KDU University College,” Liew says, adding that he foresees many investors for this project.

There will be six blocks of serviced apartments with built-ups of 600 to 1,200 sq ft and an indicative price of about RM550 psf. The retail and limited commercial components totalling 300,000 sq ft will not be up for sale as Liew says they can then control the tenancy mix while providing complementary amenities to the residents and students.

For pocket size of 600 sf at RM 600 psf, it is a mere RM 360k onwards .... It would be damm cheap given Paramount launch KU Suites at similar pricing but now, this is Glenmarie, much better location and much potential than KU Suites as well as Ara Dsara already fetching higher than RM 600 psf ....

undoubted price point wise is cheaper if compared to KU Suite and location.........

wahaha....4 small partitioned rooms in 700 sq ft.....its really gonna be so-called penguin hole/shoes box as described in forum.

think KDU students generally have moderate/high spending power........

Its just not cup of my tea to invest into 600psf studio/condo for merely student play, without supported by LRT/MRT catalyst.....

I went to their kota kemuning sales office, don't have layout plan yet, so far 600, 800, 1000 if I remember correctly... 1/2/3 rooms
sales person said will launch on beginning of 2013, let's wait... and kdu university college will build next to it

If 600 sf but studio, then it is not worthy due to wasting space without privacy, but if 1 bedroom like bro jacob said, then it is still fine, bcz even with 1 bedroom with decent size of kitchen, the unit is consider spacious for 1 or couple living ...

The pricing is kinda steep, based on on the per sq feet circa, but as a reputable developer, launching at prime location like Glenmarie and actually RM 360k is very quite do-able since KDU would be build beside it.

Probably, the best gamble would be on 2 bedrooms unit of 800 sq ft, not too big size for rental usage, hence limit the high price point to get higher rental rates.

I assume 800 sq ft or bigger size, the price per sq feet wise could be approx slightly lower than RM 600 psf for smallest pigeon lot.

For me, it was high and not cheap. But based on other surrounded projects with similar higher pricing n sold well, then this consider quite okay bcz reputable Paramount and smaller sizes yield higher pricing psf.

Its cheaper than its own KU Suites at Kemuning.

I heard from developer today indicative price for 1000sqf 3r2b is bout 600k..
Crazy... For investor like me sure no go.. How much u can rent? To get decent ROi of 6% rental must be above 3k. Nearby condo menara U1 rental only 1700 with same facility and better connection....

level 4-7 fully booked. From what i see more than 50% booked.

Utropolis main focus in on KDU Uni College with capacity of 7k student. KDU will be open next year 2015 and will have first intake of 2k to 3k student. By the time KDU mature and service apartment completed this area will crowded and busy.

For rental yield more than 4 % is consider good.

The soho unit already fully sold.

As long as KDU is here, this area will be a success.

Hi guys smile.gif . I went 2 c Paramount property sales gallery in Glenmarie on last sun. gotta say i was vry excited 2 c their show unit. new concept and design of furniture tat can chg. like frm study table to single bed. or the makan table can extend to sit 10-12 pax.

the one i saw in their shw unit is a dual key units. built up area lik 1,200 sq ft. gt 3room 3bath & can accommodate lik 9 students with the furniture.

estimate rental is bout RM900 per student.

shud rili pay a visit there 2 see it. i gt take a few pict to share wit u guys. all in. rili worth to invest AND AND save space alot leh. rclxm9.gif

Hey. I also have recently checked out their show unit in Paramount Utropolis. They're featuring a dual key system. Means both the units got separate keys and both got own toilet and kitchen. their sales staff told me that they will be launching Tower D on end of July (and they are open for registration already!). Their biggest unit (built up area) is about 1200 sq ft.. Can accommodate up to 9 students and its a fully furnished unit. shocking.gif If I'm not mistaken, the rental yield there is about RM900 per student (maybe its just me, but its like 1 student=RM900 means more income for me hahaha drool.gif ).

Also, they're featuring this new design/concept of furnitures that can be transformed to another furniture. haha. like the bed can be kept back (i took some photos for you guys to see it). but all in, i feel this new concept really good and helps to save alot of space.

I was at the showroom today and was quite awe by the design and furniture like everyone else.

However, I'm concern about:
1) Oversupply
There are 8 blocks and I estimate about a 1000 units are build from these 8 blocks.
(Already Block C and D comprise 253 units).
If 80% are made available to the KDU students and each can house 4 to 6 students (average out), potentially there will be a supply of accommodation for 3200 (at 4 student per unit) to 4800 (at 6 students per unit) students.
KDU is only expected to have 7000 students but not all will want to rent. Estimated (from the sales guy) is 30% which means only about 2100 student renting.
KDU itself has their own hostel on site which can cater to 500 students.
That means, only about 1600 to 1700 students will be renting but the supply is available for 3200 to 4800 student.

If supply is more then demand, then rental rates will be under pressure and ROI will not be achieve.

2) KDU may take up last 2 blocks.
I understand the last 2 blocks may be taken up by KDU. This means they will be offering it to their student first and that means a smaller demand for renting.

3) Unit Design (Not relevant but just to highlight smile.gif
Note that there is no wet area.
Where to hand cloth to dry? Use the washing machine dryer function? Note how crumple the cloth becomes.

Overall still quite good but I'm very concern about KDU student capacity.
If they have 12000 students, then this would be good.

Think twice about this location. Kdu may not have this capacity. Sales perso will say how high student can rent this place. Come on is glenmarie

Hmm. I received sms from Paramount about a property talk. I called the office for more info on this talk and the topic will be "why properties, why now". seems interesting considering the economy now. haha. just booked my seat for the talk this coming sat at utropolis, glenmarie.
