I was at the showroom today and was quite awe by the design and furniture like everyone else.
However, I'm concern about:
1) Oversupply
There are 8 blocks and I estimate about a 1000 units are build from these 8 blocks.
(Already Block C and D comprise 253 units).
If 80% are made available to the KDU students and each can house 4 to 6 students (average out), potentially there will be a supply of accommodation for 3200 (at 4 student per unit) to 4800 (at 6 students per unit) students.
KDU is only expected to have 7000 students but not all will want to rent. Estimated (from the sales guy) is 30% which means only about 2100 student renting.
KDU itself has their own hostel on site which can cater to 500 students.
That means, only about 1600 to 1700 students will be renting but the supply is available for 3200 to 4800 student.
If supply is more then demand, then rental rates will be under pressure and ROI will not be achieve.
2) KDU may take up last 2 blocks.
I understand the last 2 blocks may be taken up by KDU. This means they will be offering it to their student first and that means a smaller demand for renting.
3) Unit Design (Not relevant but just to highlight
Note that there is no wet area.
Where to hand cloth to dry? Use the washing machine dryer function? Note how crumple the cloth becomes.
Overall still quite good but I'm very concern about KDU student capacity.
If they have 12000 students, then this would be good.
