 Cyberia Crescent 2, Cyberjaya, Too near to student population?

I have been eyeing Cyberia Crescent 2 for some time now. The pricing is not too bad as compared with its launching price. However, it is really very near to MMU Cyberjaya so I bet it's 95% occupied by students on rental basis. I am planning for own stay but I may sell it out one day when I get married (well wait till I find the right one, lol). This is my first house actually, so I want to do the right thing.

Will the price appreciate a lot for a unit so close to student population? Security, vandalism and noise are my main concern (I am not a party fellow). Also I am not sure what are students like in MMU Cyberjaya (eg many African population?). I have no concerns staying near people of any ethnicity but I have to think about the one whom I am going to sell the unit to next time.

I am not familiar with all of Cyberjaya, is that condo and area okay in terms of security and all?

Anyone may know why the price has not increased like the rest of Cyberjaya?

There are two schools nearby too. Maybe will be jammed in the morning.

I work in KL so there is easy access via MEX highway but I have to pass through Lingkaran Putrajaya in the morning. Anyone can advise what is the traffic condition in Lingkaran Putrajaya during rush hours?

No doubt that all the condos around MMU will be mainly student populated...
a better choice is to move further away.. there is a Country Heights condo and landed apartment being developed around there... do take a look.

For family and own stay, try to avoid student house/condo. Why waste times to deal with expected nuisances, while home supposely for peace and good rest!

What is ur budget? If really wanna stay at cyber for medium term then the recently vped gardenview is not bad for own use, right beside elc international school.

heard gardenview price more than RM600k for 14xx sqft.

not I'm aware off .. the small unit Setia Haruman put on the market is 14xx sqft after revive the project ..
Got few S'porean buyers for this project early this year..

I was just looking around in this forum and saw that it is 1373 sq ft for about 550k..

on the contrary my unit is there and rarely do i get student tenant...most of the tenant i get is working arounc there...young bachelor working executive mainly choose this place to live.

1050sqft bumi lot sold at 208K.
Good catch?
Plus opening of the unit video.
Next door unit is student hostel.
