expensive PSF and suspect quality is fine if location is superb like Regalia......but this one is banging more on potential of the location but currently it isn't too good.....ara damansara is pretty much boxed in with bad traffic and bad roads left, right, center.

more expensive coz KLCC view

international tenants

just to bump up the value but in reality they mean...

currently unrestricted view but mebbe in future we will build something next to block your view
u know 250m is like walking from Maxis KLCC to Concorde Hotel, right?

i was wondering one thing, for fully furnished units by developer and someone like me just buy to rent it is good because don't need to fork out cash for reno, however was wondering if people just rent out vanilla like that or addon things on their own to entice tenants hmm.gif

Some are willing to pay, for nice furnishing. Mind you, SHC's furnishing is very complete.

Agree with bro KoChin, Potpourri has slight upper hand compare to the rest.
It is right next to the new SD commercial park, which is near completion.
Right adjenct to Citta mall ( still, many debate if the mall condition. For me, it is good enough).
It is 600m away from the LRT station... not ideally near, but we also dont want too near.

Close competition of this range would be Amaya, Nova, and Ara Green.
We know H2O layout out is very poor, it could fetch good rental for mid range market ( many small room) so it fit for different segment. The same goes to Pacific Palace.

Anyone has update on the sale/take up rate?
i see banner at road side all the way to Bukit Jelutong.

let me ask again more clearly.

since developer already provide fully furnish so every unit is exactly the same.
would it be better if....

1. add own furniture for higher rental but incurring additional cost
2. rent it out as is from developer and stay within the rental rates of everyone else or lower to quickly rent it out

but i think there is a fine line between adding stuff to fully furnish to increase rental and adding too much you don't get enough back.

my additional 2c on furnishing.
note that potpourri is not providing cincai furnishing. from my untrained naked eye, i like the furnishing and ID a lot. probably cost a bomb if owners were to undertake it themselves.
so my take is if developer is offering fully fitted unit with acceptable cost, and you like the design, take it.
how often have you seen a fully fitted unit by owner that is done tastefully for lease? am not saying there aren't any, but limited and also run the risk of overdoing and overbudgeting.

mind you also fully fitted units are not all rosy as well since the more you provide, the riskier it gets in terms of damages.

i guess for investors it makes much more sense getting fully furnished from developer than vanilla unless it is really cheap as even basic reno's would kill at least two credit cards laugh.gif
