Affiniti Residences @ Medini Wellness, Iskandar Malaysia. The jv between Khazanah Nasional and Temasek Holdings. Official launch event was held yesterday, 8th June. All units sold out in few hours. Buying vege and need balloting to determine the rightful buyer, and ballot was audited by KPMG. 60% of buyers are Malaysians. Units are priced at between RM850 and RM1,000 per square foot. In another news, rumors is that a China developer is planning 5 towers of 80-storey condos in Iskandar.

Location = Danga Bay? 80 storey can see really far but will the building and foundation be structurally sound? Hope it is not another case of Penang bridge.

A multi-billion-ringgit development known as The Astaka is being planned at Bukit Senyum, just 800m away from the customs checkpoint in Johor Baru, which will see the construction of the city's tallest structure – a 68-storey, or 301m "super luxury" condominium tower. At 301m, the tower could be the country's tallest residential structure.

The development will be a stone's throw from S P Setia Bhd's Setia Sky 88 condominium tower, which currently holds the rank of the tallest building under construction in Johor Baru, at 55 storeys.

The entire development, which could surpass the RM4 billion mark, is divided into three phases and will ultimately see the construction of a shopping mall, three office towers and another two residential towers by the end of the project. The development is said to include a tunnel connecting the high-end development to the Customs Immigration and Quarantine (CIQ) checkpoint.

Tropicana Danga Bay

Dijaya is expanding its Tropicana brand within the vibrant Iskandar Malaysia area of Johor, Tropicana Danga Bay. KUALA LUMPUR: IGB Corp Bhd expects to ink its joint-venture agreement with Selia Pantai Sdn Bhd for the RM6bil Southkey Megamall in Johor's Iskandar Malaysia within the next 30 days.

The deal to develop the 14.57ha in Plentong, Johor Baru, into a mix of offices, retail outlets and residences was announced in March last year, but was delayed due to general election-related uncertainties, company officials said.

The project, which is still at the design stage, had received its development order, they added.

The plan was to replicate IGB's successful Mid Valley City township down south, with a mall measuring 1.5 million sq ft, hotels, upmarket homes and commercial components. Southkey, IGB's first major project in Johor, could commence construction works by the middle of this year and be completed by 2018 or 2019, the company said in its 2012 annual report.

Group managing director Robert Tan Chung Meng told reporters after the company's AGM yesterday that the venture could prove more challenging, given the need to attract discerning Singaporean shoppers.

“But it is a good site. I don't think you can find a better site than that, being five minutes from the customs, immigration and quarantine complex via the highway. Design-wise, Southkey would be an improvement over Mid Valley City because we will learn from the first one,” he said.


Meanwhile Southkey is launching a new serviced apartment project called MOSAIC @ SOUTHKEY

The Meridin @ Medini (Phase 1A and 1B)

A private preview of Meridin Suites Residences in Johor Baru on May 11 attracted some 1,500 visitors and within five hours, 75% of 595 available units were pre-selected by potential buyers.

A total of 446 units with a total value of RM261 million were pre-selected in those few hours, according to developer Mah Sing Group Bhd in a statement. Meridin Suites Residences, which comprises three towers of 32 to 36 storeys with a total of 756 serviced residences, makes up Phase 1 of integrated development The Meridin@Medini in Iskandar Malaysia, Johor. Phase 1 also includes the Meridin Walk Lifestyle Retail.

The Meridin@Medini sits on 8.19 acres (3.31ha) of freehold land and has an estimated gross development value (GDV) of RM1.1 billion.

The preview, for those who had registered for Meridin Suites Residences earlier, featured phase 1A, comprising towers A and C.

Units have built-ups from 521 sq ft with an indicative price of RM387,000 onwards.

A breakdown of the buyers showed that 65% of the units were selected by Malaysians while the rest were by foreign investors from Singapore, Japan, South Korea, Taiwan and Indonesia.

Subsequent phases will be Phase 1B (tower B) and Phase 2 comprising the Meridin Linx Small Office Versatile Offices (SoVo) and Meridin Exchange Corporate Towers.
