Not sure about the Square.

Thus there is some room to move up but will be limited as I don't think Reo Suites can go up much.
Reo Suites is the closes comparison to MP as it has shopping mall below.
The others don't unless you want to compare with Rhythm Avenue.

There is also SDP TOD which is going to be around RM700 to 750psqf.

Please note that MP, there is no parking provided. You either rent from management or buy one at RM40K.
This is the main turn off for me.

In 5 years time, MP will face a very serious contender which is Reo Suites.
Put yourself in the shoes of a buyer, if price difference is small, would you buy a brand new unit (Reo Suites) or an old one which is at least 6 to 7 years old?
If the maintenance in MP is poor, then what happening to Rhythm Avenue now MAY happen to MP in 5 years time.
Reo is the new kid on the block.

For the moment, MP seems to be a good deal.

Just my 0.02cents view.
