Seems that they have changed name from Taipan Square to Main Place Residense, USJ 21.

As at 29/11,2012 agent quoted that there's only 30th - 33rd floor for sale. Those below were sold out or the previous old buyers before it was abandoned.

Only one unit left for 940sf unit at RM505,000.

Several units from 1,200sf - 1,500sf price ranging from RM630,000 to RM760,000. Only these larger units have a 5% rabate on the 2nd 10%. Meaning your are only eligible for the 5% rebate after you have paid down your 10% down payment.

Expected completion is around Q4 of 2013.

Their office is near the site, Taipan 2 area along Old Town Kopitiam. Office is called Sumbangan Lagenda. However, there is no showroom/showmodel. Only brochures.

Thinking of investing for this project as it is near LRT and the upcoming One City, easy access to Puchong, Shah Alam and USJ Exit to Plus Highway. What do you guys think?

Finally it is revive back, by Binapuri.

The masterplan too old dy. Guess they cant sell high price. Same goes to Rythym Avenue. Everythings look reminisce. Lol.

I was called a few times about this project. It seems the lower built up units are all gone, mainly because they offer back to the original buyers and perhaps plus other buyers with strong connections.

Larger built up 1000+ sf and higher floors were offered for sales. Too bad I forgot what was the psf ..... smile.gif

That is what I'm afraid of. Even though Rythym Avenue is considered new, but on the inside, it seems like a 15 y.o apartment.

I can't rememeber exactly already. It was about 2 months back or more (???), I was approached. If it is not 1000+, it will be closed to 1000. That's what they wanted to sell to me. I wasn't keen enough for the 1000 something sf units. If they approached me for the lower built up, maybe I would have considered.

Furthermore the building will be completed soon, before the LRT is ready. Timing wise, it isn't my liking.

750sf unit is no longer available. Only larger units starting from 1200sf - 1500sf. Average about RM520 psf.

Not too sure it is leasehold or freehold. Forgot to ask blush.gif

The existing structure of the building may have been rotten after abandon so many years. They should have demolished the existing structure and build a new one on it. Continue building on the existing structure seems scary....

Coming back to this project the Main Place Residence:-

520+ psf for 1200+ sf, you guys are still interested ? A revived project wor .......

Some more you are expected to pay out full sum in very short time as it will be VP pretty soon. I thought it would be quite painful .....

Huhu, about 3 years back when I first moved into subang jaya USJ 16, I always see this abandoned building while having dim sum there.Such an eyesore. They are just lucky the LRT station is build right in front of the main road leading to USJ 21

Rhythm avenue aka USJ 19 Mall was dissapointing too. Original completed price unit was Rm160k. Now people are asking RM350k for them and I wonder who would be stupid enough to buy it. The whole place look more like low cost apartment to be rented out to banglas and indon

dont anyone get worried of the structural integrity of the building because is was abandoned for too long. im afraid the steel reinforcement inside all get rusted.

Yet they still want to sell so expensive ..

Saw them in iprop exhibition in Sunway Pyramid this weekend. Not bad from the outlook, FH + 250m from future LRT station.

USJ 1, is rated at RM 450-500 psf .. New projects are selling at RM 500-800 psf.

This is USJ 21, deep into USJ and bordering Putra Heights. Most of all, this is revive project, so, for me RM 520 psf and without parking, it would be quite expensive.

I was doing some research on The Main Place @ USJ 21. It's confirmed that the tenants are premium like Starbucks, McD, TGIF, Dragon I, Jaya Grocer, Machines, etc. There will be a new link from LDP straight to the development. Also, there will be a pedestrian walkway to the LRT station from the building.

Pricing is starting from RM600 psf. Hmm... Bina Puri is an excellent developer as they had many great projects and the upcoming KLCC 2. Expected completion in Q4 2013! biggrin.gif

No car park is really the killer for such size condo... Probably car parks all sold to first batch buyers before abandon... Now they can only build up.. Can't add car park at lower level?

For abandoned projects it's design/style and fittings etc. will be from 10 years ago.

Normally for revived projects developers won't update the floor plan and fitting sweat.gif

Sunway Belvedere (now Residency Laguna) apartments is an example. During a visit I saw fugly slat windows and PVC pipes sad.gif everywhere!

CF was given last week. Btw, anyone knows who to call on the incomplete moving of the TNB box to the side of the road? It looks like all the TNB box was moved except the one just slightly further from the multi-storey carpark upon entering the area. It was only slightly protruding compared to the rest but still....it is only once in a lifetime move...

They made a big mistake by having a digital mall. It could be great but how could a digital mall be accessible to about anyone? To make it worst, the shops weren't fully occupied. I went there on opening and it was deserted unlike Main Place Mall, where it have a good tenant mix.

The LG floor is almost equivalent to Gardens LG albeit much smaller.

Personally Main Place is good for stay in terms of retail mix, off main road, near new MRT line. Yes, would be great if there is cinema. Love OneCity though I find it rather commercial and in the middle of main roads. However F&B in the ground floor is superb. But then again, those who stay in Main Place could always just drive over for nice dinner - just a throw-stone away.

I just got back from their sales office.
All the small units are sold out. They only have around 15 units at 1388sf to 15++sf. These are the top 3 floors, floors 31-33.
The 1388sf 3r2b is priced at rm832k, which turns out to rm600psf.
1 parking lot is given per unit, additional lot costs rm30k or rental at rm120 per month.
Bumi buyer can get another 7% discount.
The units that are available mostly face Shah Alam. The ones facing Puchong only have 1-2 units left.

Far from the size of publika,setia city or paradigm.

Cannot accept the low-mid cost apartment style alleys and layout.
High density building. It will be hard to go in and expecting to get high rental yields now due to most of the owners have already paid off the unit and can command lower rentals.

If you are the type of owner who does not care about quality of tenants, go ahead.
If you want quality tenants, do not expect too much of it from here. I asked a few restaurants in the mall, most of the kitchen foreign workers are staying upstairs.

Main place in my opinion...

Shopping mall down there is fantastic... Jaya Grocer & all... Location, got covered walk way to future MRT Station, wonderful...

Only problem for me is .... Sub par quality for the units up there. It's exactly like buying a low cost flat. Can u imagine, coming out of the lift, only a 6' X 10' area hv floor tiles. Then, there are no tiles along all corridors. As for the unit, from the doors, to the window frames, to the tiles & every single things inside the units doesn't look ok at all.

Well, I can't really tell how Main Place residences will turn out to be 5-10 years from now... Cos it's kinda unique. 5 stars shopping but low cost flat above it. Only time will tell...

One reason I can think of why Bina Puri can't do much about bringing up the quality of the residences there is, as u guys know, this was sold ages ago, with pretty cheap price comparing to now. So, with so many units sold, SPA signed and most owners hv been paying interest waiting for the white knight to arrive. So in the end, they hv gotten Bina Puri. However, with everything now is more expensive than last time when those owners bought, without getting agreement from owners to top up a huge premium, it's just impossible to make Main Place Residences a condominium. My guess would be that most owners cannot, don't or maybe want but most people didn't want, or watever the reason is, Bina Puri can't get the existing owners to pay a big enough premium to upgrade the units or just to make it an acceptable condominium.

So with limited budget, Bina Puri is no charity, they are here to make profit and this FLAT QUALITY is the best they can do. So of course, those owners who bought during 1998 crisis, either they sell or rent out now, the return isn't that bad. At least still can get more than what they hv paid and have been paying all these time.

My prediction is FLAT QUALITY residential properties will only attract LOW QUALITY tenants. If I can afford to pay RM500 per square foot, I personally won't want to live in a flat. Yes it has a 5 stars shopping mall & 5 stars location to MRT station, but a flat is a flat, there is no deny on how bad Main Place Residences quality is. I think there is no comparison for now, like i said above, it's a unique situation. So it will be interesting to see how Main Place will turn out years to go.

Having said all, I won't invest in any residential units there. But as for commercial units there, it's totally a different story.

Maybe some didn't pay off but the price they paid is really cheap compare to now. So naturally, they won't mind renting it cheap or even to some bagla who works at Main Place Mall. This really is a potential hazard.

Somehow it's interesting to see how it turn out..
People stays up there, can't afford to eat down there...
People that can afford to eat down there, won't prefer to live up there...

Most importantly, I think Bina Puri doesn't care less about Main Place Residences. As long as the retail make money, why wouldn't they need to worry about residences up there. They came in as a white knight, they revived the project, saved many people from their suffer, good publicity for them. They get to own the retail properties at a prime location, they can get to hv recurring income for many years to come. So most owners cant pay a premium big enough to make a condo quality residences, it's ok lah, why I bother? As long as I get the mall. Plus, they get to charge car park rental too from the residents.

It's a win-win for Bina Puri & initial owners. As for those who bought at RM500 psf or higher... only time will tell... biggrin.gif

Are you guys over-analysing just a bit? In the end, as long as the commercial part remain vibrant and the surrounding neighbourhood is not going downhill, the rest should take care of itself right?

With RM900 can get to rent a studio unit, my kepala also pening edi... What kinda tenant do you expect at this rental rate?

Why are these owners renting out so cheap???

To clarify I have corrected the size immediately after the first post. actually is 615sq. Nothing related to 16 years and if you divide it cost rm600++psq for this kind quality today without add in the car park cost yet.

RM30K for a parking lot, IMO is day-light robbery....probably occupies 18 sq meter, so it's RM1,666 per sq meter. And it's just cement, unlike house/condo where the space is filled with bricks, tiles, etc.

I went and saw the units... It's really like a flat. You pay so much (condo-like pricing), but the place feels like Mentari Count. After 10 years, who knows how the building will look like? Pale grey with bad maintainance?

IMHO-
Quality of the residence based on price-6/10
Quality of the mall and surrounding shops(will improve after LRT complete) 8/10
Quality of the location- 7/10 (due to easy access to highway and future LRT)

USP- Within USJ area, there are no direct competitors that can compete with MainPlace Residence. Great mall , surrounded by shops and walking distance to LRT.

1. Usj 19 mall dead mall
2. Summit dodgy mall- behind have a few condos but abit further from future LRT and without covered walkway.
3. Damen yet to complete and much higher PSF price.


Pricing wise for 615 sf below 400k are consider reasonable in my opinion. Goodyear courts which are 20 years old are asking around 400k+-. those apartments don't come with nice pool and shopping mall.

one city mall will open soon and usj 1 development - coming LRT + BRT and empire remix road will open in future. main place mall will facing strong competitor..with damen , new summit and empire remix.

Rental wise is not really high i guess... 615 sqft with 2r1br, basic unit you can get around rm1,000 - rm1,200. Can't cover your loan if you purchase it with rm370k... Just waiting for LRT and flip it off once got chance? biggrin.gif

At current market. We better don't talk about flipping. Look at the possibility of a better rental yield when LRT is complete. Rental yield will ultimately determine the price in future.

Its riskier to flip as of today. Since Mall is already completed. You can see whats the tenant n crowd it attracts, LRT bout to complete in a year or two, u can buy for own stay / rental mah. Imho, Newly completed, Got mall as of today, coming up Lrt, 370k for the 2bedder as u mentioned, what other better options we have?

I just went there yesterday, the mall is nice and a lot branded retail store is there. The mall is surrounded by shop lot outside there and Mostly chinese. I think it is worth to own stay or invest. Why seems like nobody interested to buy this property.

I went there yesterday,.. saw the biggest to the 1 bedroom (studio) units. I agree the quality is not a condo quality but Location, facilities and good mall with jaya grocer as the main tenant,.. I think it is worth to invest. Nowadays where to find a 400k (600+sqft) condo in subang jaya area?. Mainplace looks like a very family orientated mall and residential. Love the pool area too. Good for small family and as retirement home for the future. thumbup.gif
