The Mansion has separate land title. It can't access to existing 5 arce garden, which belongs to Cyber Heights Villa.

The market rental rate is around RM2k (PF) to RM3.5k (FF). Ur friend unit's rental is not on par.

Depend on the unit, I know someone bought subsale at RM450k and sold at RM550k within 1 year facing Putrajaya lake. Not very high % gain, but he pocketed RM100k gross.

Avoid Country Heights projects if possible. If want to find out more, try talk to existing owners .... no one is willing to put their money again..

Please don't get me wrong, I'm saying the existing customers will not likely put their money with CH directly again like what MS and SPS followers do..

Btw, please talk to those CH Dsara initial owners to explore what issues they experienced since day 1 and already resolved or not...

Nothing wrong with the location, both CH Damansara and Cyber Heights Villa are located at best location. Especially for Cyber Heights Villa, if this development owned by MS or SPS, the price will be double as what you can see in the iProperty.

For this developer, you can get discount to buy their unit, and you have to sell at discount in the market price when decided to dispose it. Sub-sale should be ok. But dealing directly with them, sometime you may vomit blood.. mad.gif
