 What is the cost to fix water leaking, Bad SSF not attended the water leaking

I bought a brand new home from SSF developer. I complaint the 2nd floor toilet leaking, cause we can see the ceiling at 1st floor water dripping. 1st make complaint, they send contractor here, he and said the hot water tank leaking. So I ask hot water tank supplier to repair, but they said the water tank is fine no leaking, is the floor leaking. So I paid Rm100 for their checking service.

I call SSF contractor mobile again, he never answer the phone.Then I send a email to their management , the management replied the email to promised will rectify the defects. Then they send the same contractor again, he claimed the water tank bolt at the slab had caused the water leaking. ( excuse me, why last time u said the water tank leaking? Make me paid RM100 for water tank supplier services) . The message "water tank bolt at the slab , had caused the leaking". Then he is gone ? Never repair .

I email to the management to complain again, he said will ask the contractor to reply. So he did reply with nice photos with the same message

""From the photos captured, we found the water drips from the wall plug and unfortunetly we can't see the length of the screw that have been using to fix the water heater tank which is mounted at the flooring slab. Suspect it has damaged the water proofing coated for that particular bathroom.""

That's it ! No further action.

It's been 1 month, just to get the message "water tank bolt at the slab , had caused the leaking". Complain , and complain again, now he ask for joint inspection. I blur blur now, don't know what he wants? My friends said, just go to the bathroom do the waterproofing again, thats it ! Why inspect so many times? I also need working, my annual leave for holidays, not for fixing defects.

I will conclude , don't buy property from unknown company.

I need professional advice :
1. how to repair water leaking in my situation?
2. Is the bolt causing the leaking?
3. What is the cost to repair it, why SSF developer need to think so long to take action?[attachmentid=3144616][attachmentid=3144616]

what's above your 1st flr concrete slab ? roof ? If the water proofing damage is due to the anchor bolt, then its yr hot water tank installer fault (if the tank is not installed by the developer). for that small area, i guess around 100 - 200 or just look for developer's workers (indons), pay them a bit to fix it.

I'm agree with ahter.
if the hot water tank was not installed by the developer, that's no point you argue with them. You may get them to fixed/repair but definitely not under the warranty coverage. Else, joint inspection (you and developer representative) and get them to fix a date to get it all done. You may seek for lawyer advice like sending formal letter to say like must be done in how long period else you will get ur own contractor to fix and all bills/cost will be forward to them bla..bla..bla.

Above the 1st floor concrete slab, is 2nd floor bathroom shower area. Total 4 bathrooms in this house, and total 4 hot water tank installed. The supplier argue, the slab very thick, how could a bolt damaged the waterproofing.

They have came many times for inspection. But never tell what can I do. I need expert in this industry, what is the solution, if u are developer. Dismantle the water heater tank , install again at other place ? Or do the waterproofing and tiling again ?

it depends on how deep they drill. may have cause minor crack which lead to water seepage. if problem is confirm localize at that area, then just break few tiles and redo water proofing at that area. otherwise the whole bathroom floor lo.

u can place yr tank beside the wall (anchor bolt on the wall instead of ceiling), but i dont think that is necessary now since damage has been done. just focus on the water proofing part.

Check with YouTube, p.u injection. Got a team in water proofing specialist advise me if my houses slab got crack and leaking check this video, they doing a something for me. If toilet places, I not mistaken, the charges roughly is 1.5k to 2k. Need contractor num, pm me. Hope that can soft ur problem. Great day everybody!

Hmm, this is new, never know water pipe run in concrete slab especially multi stories building / house.

Is the water coming from bathroom?

Oh, yes. If u shower at 2nd floor bathroom, u will see the water dripping at 1st floor bathroom ceiling. I will contact developer again.

Sound like the floor have some crack that cause the water to leak out, or perhaps a bad water proofing. Maybe when your water heater contractor drill, it go too deep and carat sine small crack in the toilet floor.

Would like to enquiry as facing leaking water from upstairs condo, consult management(letter sent to upstairs owner) and upstair owners agree to repair if 50% pay by us. But that's not our responsibility after consult contractor as the leakage from upstairs piping.

In the end, should I consult lawyer side or any others way, pls advise?
