QUOTE(cybermaster98 @ Nov 20 2013, 10:37 AM) This is a very real risk faced by many of the new launches in KV. So its not something that has a high degree of improbability. Aiyah...flipper's no care wanlah....Ask yourself this question: How many of the investors of Fennel have the financial strength to hold on to their properties for at least 2 years upon VP with no option for sale or rent? 4 years down the road there is always a bigger fool waiting to buy from them with at least 200K premium wan.... |

QUOTE(minglt @ Nov 28 2013, 12:46 AM) Hi guys, Goodluck breaking even.... Need some advice ... contemplating which would be a better investment among the two units at The Fennel: 1. 1400 sqft, 2 bedrooms, RM970k (this layout constitute 15% of the building) 2. 1200 sqft, 3 bedrooms, RM940k (this layout constitute 70% of the building) Thinking of keeping it for rental |

QUOTE(Minolta @ Dec 9 2013, 09:33 AM) For block C, just understanding the logic of it, 2 things can be sure of. Or...YTL may choose not to launch at all.....1. No DIBS 2. Price not lower than current That would already account for a roughly 7% increase. And as for any price increase, it would really depend on when it launches. If within the next 6 months, then I reckon minimal increase. If > 1 year from now, then the quantum range can really be anyone's guess, and depends in how the property market is doing then. Anybody here can buy a 1 mil plus props that takes at least 4 years construction without DIBS? I am not sure whether reimbursement schemes are even allowed next year... |

QUOTE(cybermaster98 @ Dec 11 2013, 03:36 PM) Well I don't consider myself in either of the camps. All ive said is for investors to be selective in the properties they invest in and to ensure they have the holding power to sustain their investments through an property slump. If they can, then any of the property developments out there would appreciate given a certain time frame. Wait, there is still less 435psf units in Bukit Jalil now?If anybody wants to pour cold water on my investments, not an issue. Just back it up with valid points / discussions. If their points hold true then its obvious ive made a mistake but if I ask them to be silent I would never learn. This is critical thinking at its best and it should always be encouraged. My last investment was at Kiara Residence 2, Bukit Jalil. Purchased 2 high floor units (1457sf & 1490sf) at RM435 psf this year. Comes semi furnished with DIBS and 3 individual carparks each. Completion early 2016. New LRT station right next to the condo. Its the cheapest among the surrounding new developments (except KR1). I haven't given the slightest thought to paper gain despite the developer raising prices for new release units cuz I know paper gain holds no weight in the future market. Does anybody think this was an unwise investment? Anymore units available? |

QUOTE(Chris Chew @ Dec 12 2013, 09:57 AM) Wahh. That is dangerous sign. Aiyah bro...this is what we call direct transfer lah....RM 15k MOT, I reckon the buying price was RM 700k landed. But not many developers willing to pass the MOT payment to subsale buyers except for smaller scale developers. Big developers would not rather issue ing confirmation letter to transfer the MOT to new subsale buyer. It is no big deal...we conveyancing lawyers do it all the time. Of course, if direct transfer is declined by the developer, then must be double transfer loh, but no problem, since the 10% deposit from the subsale should be enough to cover the 1st transfer MOT costs... I don't see what is the issue here. Plenty of speculators just delay the issuance of titles only, up to 1 year. |

QUOTE(sdpeter @ Dec 28 2013, 05:08 PM) Waaaa...buli kecik.. So I suppose they are gentrifying sentulMP claims cops abused power during Kg Railways eviction Nigel Aw | 3:37PM Dec 28, 2013 PKR vice president N Surendran has charged police of power abuse when they arreste residents in Kampung Railways for resisting eviction. "The police are government by the Police Act 1967 and no where in the law does it allow police to assist housing developers to evict residents," he said at a press conference in Kuala Lumpur this afternoon. He added that the police may only act if a crime had been committed. "My question to the inspector-general of police and home minister is what crime had been committed that allowed them to arrest seven residents?" said Surendran (left), who is Padang Serai MP and a practising lawyer. He was referring to the arrest of seven individuals, including a 16-year-old , when they attempted to prevent the demolition of their homes in Kampung Railways on boxing day. Surendran said the authorities could cite the residents for contempt of court if they refused to abide by the eviction order but had no power to arrest them as no crime had been committed. Also present at the press conference was Batu MP Tian Chua who played a video of the incident. The video showed a tense stand-off involving police, Kuala Lumpur City and the residents in front of a house as the authorities attempted to move in. 'Minor arrested, old woman bruised' There was a lot of shoving and shouting before several villagers were held and pinned to the ground. "Among those arrested was a 16-year-old boy and a 68-year-old woman also suffered bruises on her hands and legs during the scuffle," said Tian Chua. They were taken at around 4pm on Dec 24 and released at 10pm the same day, he said. Tian said that the remaining villagers in Kampung Railways only received their compensation letters a day before Christmas and were asked to vacate their homes within another two days. "We only asked them (authorities and developer) to spare three homes while they demolished the rest so that the remaining families could process the paper work and have time to move out but these simple requests on humanitarian grounds were denied. "They were treated like criminals and acted on roughly," he said, adding that it was regretful that police were more concerned about following the developer' bidding. Chua said those involved in the stand-off will today lodge police reports for wrongful arrest. They were the last of some 30 families of KTM workers’ descendants who received settlement over the development of Kampung Railways. A total 150 families were affected. He added that the remaining residents did not intend to delay their depature but the temporary PPR housing in Bukit Jalil is yet to be suppliedwith water and electricity. 'Victimising residents' for legal action Tian Chua also accused Deputy Federal Territories Minister Dr J Loga Bala Mohan of attempting to victimise the remaining 30 families who had fought the eviction up to the Federal Court before achieving a settlement. Yesterday a Bernama report, quoted Loga as saying that the residents who had fought the case in court will not receive full compensation, citing city hall procedures that state that it is not for those who lose court cases. Under the full settlement, residents will be allowed to live in a People's Public Housing (PPR) units in Bukit Jalil rent-free for three years after which they will be offered low-cost houses in Sentul at RM42,000 per unit and will also be given compensation of RM18,000. However, Loga (left) said those who fought the matter in court will only be offered a PPR unit in Bukit Jalil for which they have pay rental of RM124 a month. "You cannot divide and rule people and say this group gets compensation and this other group doesn’t get compensation. It must be offered to all. "Going to court is a citizen's right," said Tian Chua, who is also a PKR vice president. He added that it was the developer YTL Corporation which took the residents to court, forcing them to defend themselves. Furthermore, Tian Chua said the government needed to put the compensation terms in black and white to ensure that it does not go back on its word when a new federal territories minister takes over. The Kampung Railways issue emerged in 1994 when Sentul Raya, a subsidiary of YTL Corporation, announced the construction of 3,000 units of low- and medium-cost houses, two multi-purpose halls and a football field in the area. The villagers there are descendent of Kereta Api Tanah Melayu (KTM) workers. The land was previously owned by KTM before being sold off for development. Also present at the press conference were Wangsa Maju MP Tan Kee Kwong, Batu PAS chief Ishak Surin and PKR legal bureau chief Latheefa Koya.
