Queue? I doubt so. This morning a few of my friends who is VVIP just went inside see see only. He bought Capers like two years ago and his opinion is that Fennel is overpriced (from investor point of view lah).

He is not alone. A lot of people in the queue share similar sentiment. Some even left the queue (around evening time) after they found out the minimum price 820k++.

I am not too worry though. As i'm buying for own stay. Steady. Tomorrow I go 10-11 am. To me, the craze is over. Maybe I even got time to enjoy the food..

*Live updates from my kiasu fren who went there early.

As of now, there is around 10 ppl there. See attached photo. FYI, they brought along A4 paper and write their name and number. So very unlikely all the unit will finish today. I could be wrong.

Will continue to provide update..

Just to proof u are there in the queue loh.. The atmosphere very relax . My friend told me every1 was roaming/lepaking around the mall . Like go window shopping.

Definitely not a war zone!!.

If you see the photo , you can see the paper on the ground.. Haha.

At least got system.

Here's a snap of the price list for Block D (launched today) . As they prohibit photo taking, my fren has to take it discreetly, hence the blurriness of the photo.

Worth to note that :

1) All Type C are facing outside. Type A (3 bedroom) are all facing the pool.

2) Basically the cheapest unit are Type C (2 bedroom) facing Capers. Refer to the photo, the price in RED for Type C is equivalent to 5% discount. Type A & B only 3%.

3) The smallest type C unit are located one floor below and one floor above Sky Terrace. This is due to the building structure itself.

4) As someone mentioned before, there is no difference in terms of pricing from around 23 floor onwards to 40th Floor. Below that is about 2 k difference per floor.

I am guessing Phase 2 should be launched after all phase 1 buyer signed their S&P, meaning it should be another 2 weeks. From 20th July +14 days . So should be 3 August or later..

You wanted to know about the reviews as you intend to buy block B/C, am I right? Early morning ,lotsa car in front of Capers-Saffron but mostly at moving condition. Depending on where you work, You have three choice, either take Sentul Link to Mahameru, or Jalan Sentul to Jalan Tun Razak/Chow Kit. Another alternative road is go straight to Jalan Ipoh without taking Sentul Link which can connect to Chow Kit/Jalan Tun Razak. Though Jalan Ipoh is jam sometimes.

After work, I normally take Sentul Link. Straight fly down and you can see cars stucks trying to go to J.Sentul (towards Sentul Pasar direction). Four lanes squeeze into two lanes and lotsa ppl trying to cut queue. Jam could be 10-15 mins. I'm not sure where is the Fennel gate facing, hopefully not J.Sentul. Even if in J.Sentul, we can always keep to the right and U-turn. Max time I estimate is 5-10 minutes for this section.


If you are buying for own stay, Sentul hasn't fully develop yet. There are no mixed development and very little choice of foodstalls to eat. I have been staying there fore 6 years and dinner always go to the same few places. Of course you can have dinner elsewhere. Sentul Bouvelard considered the the more 'up' place oredi. Though only got mamak and one foodstalls. But got KFC, pizza hut , and lotsa clinic. Also got famous 'pirated' Lau Heong Restaurant.

For me the main attraction is the Fennel design, the price (higher price means higher quality people) and the location. I'm waiting for it to develop. But even based on existing condition, I have no regret buying my Fennel. I may be paying premium price today, but definitely I can't enjoy this price 5 years down the road.

Block C (facing Capers) would be closer to LRT track and if you take a stroll at night, you can hear the noisy LRT. Maybe you will hear it if you are in the pool but I think based on the facing, the noise shouldn't affect the residents at night. Block B will not have any KLCC view. Selected units of Block C (closers to LRT track) can see KLCC . Premium price I guess.

I just called the lawyer office today. The person in charge informed me that the S&P still pending finalization of car parks details.Due to the raya break, I think they can finalize everything earliest next week. Then they will start calling 400+ ppl to sign the SPA. Assuming one day 40 ppl sign, I guess it would take like 10 working days.

Hong Leong at least offering DIBS. Citibank is the most stringent and they are not offering DIBS.
It is something like this:

1) Need to open two account. One sort of like savings (or current, can't remember), another one for mortage.

2) EVERY time the developer paid interest to the bank, say 5k, I would need to top up same amount of money into the mortgage account. So I need to top up 5k. Bank will give me 4% interest rate (lump sump). So based on 5k , I get RM200. Total money that belongs to me is RM5.2k. This 5.2 k will be locked for a period of time, see point number 4. Of course you get to earn savings/current account interest rate.

3) After 30 months (not upon VP) , need to start paying monthly installment.

4. When construction is 50-60% complete, the money that belong to me in the mortgage account will be transferred to savings or current account. Meaning now you can withdraw the money.


Citibank is offering more like a savings plan. I was told because the construction period is 4.5 years, this is the first time they are offering such package.

Just signed Snp last Saturday. The remaining 10% balance can be paid by credit card to the sales office in Starhill. So I am only paying this week. YTL so good.

I have seen the Fennel brochures as well as the floor plan but I still has some doubt on the lanai. Was it suppose to be a balcony and accessible from living room and bedroom ? Is there suppose to be another glass window outside the lanai area?

Any ideas are welcomed, no matter how wild it may sound.

Block C have klcc view so that's why the price could be higher. I bought Block D high floor and was wondering if my unit is higher than Capers I may have some chance to take a glimpse of klcc or kl tower? Wishful thinking...

Each development may need to allocate some units for bumi and I am not sure if applicable for this one. Why not you call and ask?

Indicative price for BLOCK B to be launched is RM750 psf. final block C confirmed will not be launched this week.

For ur info indicative price for BLOCK A &D is Rm 650 psf.

Haha. Call the SA loh. They said its indicative. Plus or minus. Klcc view for block b only limited unit and I guess would be much more expensive.
