Some of my friends are engaging some foreign workers to q for them. Probably will start doing it on late afternoon. Each person takes 1 or 2 workers to book the q. I'm asking for his help as well biggrin.gif

Not sure whether the security guards allow this to happen or not? Looks like the q will start with foreign workers first before local people rclxub.gif

People start to realise that the big money is from capital appreciation of new launch.

I think I will go for one unit in case I regret later when MRT stations are up and the Sentul Master Plan is fully developed coz I heard my fren who work in YTL told me that YTL is going big bet on Sentul and the boss will not allow the bubble happen at Sentul East which eventually will affect the Sentul West.

Understood from him that coming Sentul East development will be fully on commercial to boost up the area then only developed the Sentul West. All Sentul West future launch will be at least 1000psf or more due to the landscaping planned at Sentul Park. This Fennel will be selling at minimum 750psf (mainly for bigger b/u like Type B). So, if I intend to get a Type A, may need to pay 800-850psf if I'm the top 100 people. Work out to be almost RM1mil for 1 unit. Go or no go rclxub.gif

Look at the pricing for EcoSky from Eco World. Price seems like same as Fennel! Design not so nice also. Location in Taman Wahyu some more which is much much further from the city.

My fren work in YTL Cement told me that. Himself heard from YTL Land colleague. He told me BBB and he himself is going to q again for Phase 2 Type C after purchasing Phase 1 Type A. He is preparing for 850psf for Type C shocking.gif

I think his salary must be very high. Maybe year end bonus also very thick thumbup.gif

Understood that Block B will be launched first. Once completed then only open Block C. So, those who buy Block B will earn some paper profit.

I believe a lot of people will be buying Type C and Type A. Left some Type B. So, those have no choice but to buy Type B when come to his turn coz only few minutes for you to make decision. Else, have to q again shakehead.gif

Nowadays buy house like buy vegetable. Make sure you have enough bullets only can go in cry.gif

Depends on your objective. For investment, the cheaper the better. 3R can fetch better rental compared to 2R if the price difference is less than RM50k. Do some reverse calculation and you should be able to find the answer. Based on phase 1 pricing, level 6 to 25 will increase by RM2000, level 26 onwards will be same price. Good luck!

From the investor point of view, this project is viable when coming to completion. It's too early to conclude this. Of course, with such a lengthy discussion in this forum, sure have positive and negative views. So far, YTL never let us down in terms of capital appreciation. No point to argue on this. I believe majority people here are having intention to invest in property. We are here to share information and knowledge so that those who couldn't be at site can know more from our "live broadcasting" icon_idea.gif

Frankly speaking, 1min time limit to choose a unit of RM1mil is a big challenge. However, if you have done your homework and calculation well enough, you should know which unit on which floor is bigger or smaller for the same type based on the building design. Of course, you need to be the first few to choose. Else, you may need to prepare your Plan B or C or even up to Z if your choice unit has been taken.

Everyone in this line is looking for best investment in maximising the profit, early bird gets the worm and fastest bird will get the fattest one. Happy investing rclxm9.gif

According to YTL magazine, Fennel 2nd & last phase to be launched on Q4 2013. I think the last block will be launched on next month to catch the DIBS last ship. Without DIBS, this RM1mil condo is not so attractive anymore as there are plenty of RM800k++ similar units in KL area. Quite competitive. However, without any good news announcement from Government or YTL, the sales of this last block may look ugly as the price has to be higher than prior launch.
