Any idea if they have planned to open the Skywalk(s) to the public, though the article somewhat suggests that they are meant for occupants, shoppers and office workers.

Need to be in the building to use skywalk

They are also constructing similar skywalks to link the stations (existing KTM, LRTs & future MRT) to the condominiums and offices (proposed one between D6 & The Capers; not sure about The Fennel though).

Thanks for sharing! There seems to be nothing in front of The Fennel (d2 or d5) along Jalan Sentul, the same row as the existing d6. The piece of vacant land was mentioned as the site for future development in their master plan though.

Just to share with you all the updated Master Plan that was snapped from the Sentul Raya Sales Office yesterday. Now we know where are the locations of the upcoming d5, d2 with the addition of The Fennel into the plan. More importantly, the proposed Skywalk that links YTL's properties to the Sentul KTM Train and the Sentul Timur LRT Stations is also depicted.

The fennel phase 2 launch. Doubt they will offer DIBS! Most major banks has revoke this programs dy.

Please refer to the explanation below, borrowed from EcoSky's thread.

QUOTE(Prop321 @ Oct 27 2013, 09:11 AM)
the key regulatory approval is APDL, if developer has not received yet ie. Ecosky, they cannot sell but you can offer to buy but the deposits are held by lawyer under trust. Typically if you cancel your booking, there is no charge or minimal admin fee.

In the case of fennel, they launch after they got APDL, hence they would have locked in the dibs. And they charge 3k for cancellation.

That's why some investors book few units before APdL, then decide later which unit to keep and cancel others coz no penalty and you have luxury of time to decide.

QUOTE(Minolta @ Nov 19 2013, 08:44 AM)
During phase 1 launch sold out 7788 oso some haters say its cowherd mentality. Now that phase 2 go up 10%, all bang balls and shut up, don't dare to talk about it anymore.

During phase 2 launch, where despite after budget announcement, people still line up from the night before with sleeping bags, each buyer limited to 1 unit only, given 1 min to choose unit, prices > 1M for units <1.2k sf, 80% solded within 1st day, oso haters find fault. Now, tell me which other condo launch has achieved similar success? Which condo launch got limit one buyer 1 unit? Which condo launch got limit 1 min to choose unit?

Comparing to other launches? Wanna compare to a Jalan Ipoh development with mega advertising effort? That now even simple thing as DIBS oso don't know got or not? Or compare to a leasehold mixed development project in Sunway with smaller build up?

Same thing? If u ain't interested, ur not gonna waste time keep posting on this thread. Open forum or not, there is certainly a selfish agenda here.

I second that.

actually, why need to limit 1 min to choose the unit ? Despite this fernnel has been a success, don't you think it has been unfair to the buyers ? I know some buyers felt proud of owning fernnel and with that 1 min story but it is better not to mention it. Boasting 1min story may have negative repercussion on you.

Perhaps, such measures are deemed necessary to ensure those previews are being conducted in a non-discriminatory and ethical manner, displaying honesty, integrity, fairness and trust, since YTL has decided to held them in Starhill Gallery.

I had a look at the photos in the website. The building exterior has fins, some vertical some horizontal. These fins are big.. will they block views of the pool and landscape? Anyone familiar with this?
*
Those exterior fins are called Shading Device. Please refer to the attached illustration for better understanding.

Given the fact that Intercom has become a basic necessity for high rise condominiums nowadays, is it a common practice for the developer to not emphasize about the existence of the system at all? Only a brief description of "24-Hour Security Service for common property" is indicated in the agreement.

Not sure if someone has posted this before.

Apparently the original Sentul Master Plan by Taiping Consolidated Berhad, now known as YTL Land & Development Berhad has already included a flyover to be built on top of the railway track to provide direct access from Sentul West to Sentul East (dotted red line stretching from Persiaran Parkview across Jalan Perhentian to Jalan Tanah Lapang where The Fennel is currently located at).

I managed to snap a picture of the halfway done flyover structure (Red Google Pin) that was abandoned and left standing until today.
