For a RM 800k, property, we have to pay about RM 5000 per month right?
Why is everybody buying like its vegetable? For sub sale, of more than RM 1 million, monthly payment is RM 7k per month at least. I just wonder can most Malaysian buy it it 2018?? |

Was there yesterday and was given only 30 seconds to decide which one to buy.
It's crazy when I told the staff I need more info and time to consider and they were not happy saying that many people waiting outside. I ask the staff so what? It's a RM 800k investment I need more time. And they still rush me to decide. I left not buying it. YTL strategy is to get you to commit fast and you cannot have a logical thinking on what or why you should buy. Bet, the big headlines will be Another Runaway Success.. Over 900 units of condo sold in Sentul by YTl. Great marketing strategy... Investment wise.. You decide.. Just my 2sens This post has been edited by chengcheng: Jul 20 2013, 12:51 PM |

According to BolehLand Dai Ko, our country will become developed nation not in 2020 but earlier 2018 (we are very please to hear that, thank you) In order to achieve that, we have transformation plan, increase labour pay, capital intensive projects such as MRT etc etc etc...no need to mention..................................... To crystallized our vision, by 2018 we all will be upgraded. By that time we will afford of that kind of monthly payment. Agree or not agree? Believe or not believe? Achievable?
GOOD LUCK BAD LUCK, WHO KNOWS
We Malaysian are a POSITIVE lot.. JUST MRT and Iskandar project can transform us? It takes more than that.. I maybe wrong... Well I wish I am wrong too.. |

QUOTE(ProPStaR @ Jul 23 2013, 02:18 PM) God knows I am with you guys. YTL properties never lose money. I agree and many have already made money from YTL. +1We all know YTL is like our choi san and never disappoint us. We can quote a number of great YTL properties that gave us durian runtuh. Now there are 2 points of discussion i want to bring up. We all also know that YTL workmanship sux, therefore, most property are not luxury. Most prop launched were quite affordable and cheap. When completed it is, it still sux but looks nice exterior. Now, let's take maple as a comparison, because it was marketed as higher end. I am sure it has gave a nice return today. But can anyone recall, how much profit when it was just completed ? It seems maple was never mentioned as good investment of YTL properties but it rather the best comparison to take instead of saffron, midfields, centrio that were marketed cheaper and affordable. Besides, the price escalation, is the market transaction normal for maple ? Just afraid got price no market. Now my second point of discussion .. everyone knows YTL properties make money. We all know history. But we forget about foundation. First why is everyone buying Fennel ? Can i safely assume 70% bought for flipping ? and that is around 700 units available in the market 5 years later. Investment breaks down to rental and capital appreciation. Capital appreciation is also related to rental. I guess we can safely assume that rental play is not game plan here. So out it goes. Capital appreciation also depends on demand. People who buy 5 years later meant to stay. But will there be such huge demand in Sentul area to support for that kind of supply of speculators ? It will not be something affordable 5 years later. Despite it's iconic look, do we have so many buyers in Sentul ? Can someone enlighten me or share your thoughts. |

Most property in KL is hitting RM 1000 psf now. It is still on full steam BBB mode. Only question is is it sustainable? Only time will tell, right? |

QUOTE(accetera @ Aug 3 2013, 12:04 PM) Back in 2010, I asked the same question about the BBB mode then. Looks like it has been sustaining till today... An elderly wise man once told me....If you ask for something... You will get it soon. I am sure many DDD camp people been asking this question... Maybe as early as 2003? Maybe the fruits has ripen.... And it's happening soon. No..no... Not that I hope it happens, but this forum must act to cautious people that all investment involve risk. It's not guaranteed earn one... |

QUOTE(zonefinder @ Nov 17 2013, 11:21 AM) Its the whole package..education, commercial, residential mix. The area is very "ong" and has a lot of energy...like damansara uptown. Did you ask how long YTL will complete the whole Sentul project? In the late 1990s YTL has already presented the master plan and as of today how many % is completed? Ytl is in no rush to complete. So your property will not rise as fast as you hope. |
