i hv just moved in to capers and i can say one thing to ytl, irresponsible and totally ripping the owners off every cent. Almost all units have defects and so much so that the contractors have to work over weekends to rectify and the question is why such bad workmanship in the first place.
For 45cts, let me tell u this, mgmt closed on Sat and Sun and literally no maintenance over the weekend and not even cleaners.
Furthermore the following for you to judge:
1) No washing bay - when asked, mgmt said need to wait for JMB to be formed. How stupid YTL can be.... 2) No bins around not even in common areas. Even basic stuff is overlooked 3) Shoddy workmanship, broken glass, damaged roof in carpark, flooding, etc 4) Need to pay expensive YES which doesnt comes with phone number even..Imagine NO OTHER CHOICES as YTL does not allow other providers in the building. Totally not considerate to the owners who have paid so much for nothing much really.. 5) The most rediculous of all is the building does not support Astro HD...Imagine a new project delivered this year does not have such support with no option available.
I am calling all owners to be mindful and aware of what I am first hand experiencing and the list above is not even exhaustive. You judge for yourselves.....
Personally, no more YTL project ever......

personally, after staying in capers for just few months, I am already looking out. Mkt is soft and selling is not an easy while rental yield is also low with such high maintenance charges.
for investors who own few units and hoping to buy more of fennel to flip...good luck.
for own-stay, you have to think twice as there are lots of adjustments that you need to make and accept. I guess u hv to stay to discover.
What minolta mentioned on the flooding and lift out of service is true and I am one of the victim who needs to climb the stairs. Imagine a new building with a burst pipe that caused flooding? Until today, only one lift is working and u know the hassle.
Another example, imagine if u r in the gym and when it pours outside, u r stuck and not able to walk back to your unit without walking in the rain. Again, answer given is the open concept design. Well, it is up to individual to judge on this.
The water features all around are breeding ground for mosquitos and u know how many times fogging has happened? But the root cause are not addressed.
Well, i an writing just to share to those who wanted to buy for own-stay just need to consider and think harder as it is not easy to dispose and you may need to stuck with it for a long time.

Whatever mistake they had/having with Capers, they will do it right in Fennel. So calm down. Take Tamarind & Saffron as example of this. Just hope there are no jacuzzi & water featured sky terrace in Fennel, if there is, good luck to all residents there.

hi Nicky, since u hv moved in and my guess is that you are one of the happy ones. Good for you.
I am posting here is to highlight to those who are thinking or wish to buy fennel for investment or own stay to be aware of what are the considerations as YTL is certainly not a responsible nor would they think for you as their loyal customer. If they had, things will be very different.
If you have units in tamarind, saffron, maple or hv frens there...check with them as they are all from the same developer and management company. Same goes with Fennel too.
as community, we shd all share the relevant facts so that ppl can judge for themselves and we as investors, owners, etc shd be aware...

Fixing a leak is being responsible then the meaning goes a long way? That is their job and the residents pay for it if not the whole place will be flooded with no power and water.
Let me tell u what a responsible developer will NOT do:
1) Ask the residents to wait for JMB to be formed next year for things to happen when they are the current caretaker of the property 2) Close on Saturday where most residents will have time to pay their dues 3) Disallow moving in on weekends but now their contractors are allowed to do noisy work over the weekends due to excessive defect works 4) "Force" use of YES broadband which is expensive - YTL broadband service hah
I am speaking from inside and if you are from inside too, then you should take a walk after a pour and you will know where the leaks are. If that is not shoddy workmanship and if you like you can say is part of the design.
About the mosquito, it doesnt take a genius to answer why. You take a walk around the lobby area where surrounding are rocks in still water and you tell me if that is landscaping or breeding ground.
It has been a week now that the whole block is running with one lift and nobody works on the rest of the lift as far as I can see. I am waiting to see when will there be able to restore them fully and I can only hope that the single one will not fail again due to heavy usage servicing 36 floors.
Anyway...I hope ppl share more of their experiences and protect the interests of those who are considering buy one....instead of just nitpicking.
