Wow... the rental not so attractive compare to nearby Apartment.
Melur/Mawar, subsale 300K, rental (bare unit) is RM1500 already. |

The tenants at D6/D7 are mostly under YTL group. The bicycle shops belongs to Jacob Yeoh.D6/D7 still very quiet now. YTL have to do something to boost up. |

Just did a search on iproperty - Maple also from YTL in Sentul West, which is supposedly a great product for own stay, is going for about 600psf only (900k for about 1500sf sized units). Lower density than Fennel (300 units vs 900 units) and even comes with a private park.
Unless one can get the small 1000sf sized Fennel units, the larger ones will be challenging to flip I suspect. Rental yield is average for Maple - between 3-4k only (4-5%). Thoughts? |

Fennel may not be a good buy for rental due to high density.
What I know is Fennel smallest size is 1000sq.ft (limited units) and normally smallest size psf will be higher than bigger units. Compare to Capers, Fennel seems not really a good buy. |
