Very interested project , saw the ad yesterday. The facade is fantastic elegent. Nice project. But dont know got chance to grab it not. For YTL standard need to ballot.

RM 650 psf is BBB. Not sure if it is hit RM 750 psf, which is high side but I know YTL really got fan si.

It is tempting to feel that, it is going to be minimum 1300+ sq feet onwards eh with the tentative pricing.

The SA says it will be average 600psf only, may be no discount at all. They will give us surprise again like what they have done in Capers indicative selling price is 600psf but they were selling at 500psf only. This is the way to make purchasers grabbed the units without thinking twice.

They initially planned on RM650 psf, but with no DIBS now, price has to come down....

Ya, you are right, all this while they are not doing DIBS at all but they give a very reasonable price.

Wow... the rental not so attractive compare to nearby Apartment.

Melur/Mawar, subsale 300K, rental (bare unit) is RM1500 already.

Medium high to high end tends to have a problem having a good rental yield. Mid range on the other hand command quite decently.

So Fennel tends more ideal for own stay? But in view of 900 plus units, how many of them are really for own stay?

D6/D7 still very quiet now. YTL have to do something to boost up.

Well.. typically unfortunately.. mid high to high end is indeed better for own stay.

The tenants at D6/D7 are mostly under YTL group. The bicycle shops belongs to Jacob Yeoh.

Just did a search on iproperty - Maple also from YTL in Sentul West, which is supposedly a great product for own stay, is going for about 600psf only (900k for about 1500sf sized units). Lower density than Fennel (300 units vs 900 units) and even comes with a private park.

Unless one can get the small 1000sf sized Fennel units, the larger ones will be challenging to flip I suspect.

Rental yield is average for Maple - between 3-4k only (4-5%).

Thoughts?

Fennel may not be a good buy for rental due to high density.

What I know is Fennel smallest size is 1000sq.ft (limited units) and normally smallest size psf will be higher than bigger units.

Compare to Capers, Fennel seems not really a good buy.
