hey bro, the above is only right from $ per sq ft point of view...landed is dirt cheap...

but landed, as you know nowadays 10% downpayment also don't have, or dun qualify for loan, your 9pm party got only very few, and i bet very old people...lol!! laugh.gif

BUT for new launch high-rise, initial capital outlay is small...very hot market...it's 4am party and the crowd is still going strong!!! rclxms.gif

What I can conlude from all genuine investor's eyes (after do some survey, TT Session).. Party still going on, but on selective and calculated risk..

Most of them in general look into two following things:
1. Unit with guranteed/potential good rental return, Completed Properties (subsale, or ready), Price is below valuer price (Subsale).
2. Unit with price is reasonable at good location (New)

And you guys predicting it still going up up up, hence the debate. No one can seem to convince everyone that it is going either way or even stagnant.

Hence a proper debate with valid points will still gives fellow forumers whom read an idea. And based on their own judgement and grasps of the debates, make their own decisions.

In actual fact there are generally 3 camps here. One camp whom predicts up up up, the other camp obviously down down down. But there is another camp whom is rooting for flat stagnant growth which includes those whom are in the opinions that certain location is still growing fast but certain location is seeing a dip or stagnant growth.
