i'd like to recommend a place for coin-operated laundry in Pusat Bandar Rawang; rclxms.gif

- drool.gif next to BSN Rawang
- shocking.gif upstairs is a ISBA UK Rawang college hostel (with 40 students)
- rclxm9.gif facing the Rawang bus terminal [with excellent frontage]

let me know if there is interest to rent / jv.

Hi,i am looking into this business just recently... would wana ask a few qs .

1. for a normal 6 washer and 4 dryer shop,roughly how much consumption of water & electricity for a month bill?
2. How much gas needed to keep 4 dryer running for a month?
3.Electrolux or whirpool is better ?
4.can we buy insurance for the machine in case of vandalism ?

I've seen 2 such shops doing this biz and biz is not good....both have over 10 machines and only 1-2 being used most of the time.

There is no financial package at the moment. The basic setup for machine (6 washer + 4 dryers), complete renovation and branding/marketing is RM 250k on average.

I'm running a few coin operated (more like token) operated laundry. From my experience, its a very good business but heavily depending on your location and key success factors. The income is very stable but you need persistence. My oldest one is approaching 4 years(runs on old 50 sen coins) but easily making profits month after month. Here's some pointers to be successful in this business:
1. Shop location (facing main road, strategic location)
2. Target market population density
3. Target market should be in an area of mid-low income earners
4. Provide convenience to customers; i.e. free detergent and softener. Some provide folding and drop off services. These can be outsourced easily to housewives staying nearby.
5. Large machines and dryers
6. Brightly lit and preferably next to 24 hours outlets
7. Rent out some of the space to vending machines such as massage chairs or can/water/games vending machines to reduce rental
8. Clean shop (again can be outsourced easily)
9. Token based machines (self-explanatory as token has no monetary value; much safer than coins)

For those who wants more exposure on this industry you can PM me and I can help. Also, I'm thinking of letting go one of my newest outlet at a reduced price for those who may be interested and it checks all the boxes mentioned above.

All in all, this business can be very fulfilling but needs persistence and willpower. Though the business can be left unattended for a long time (1-2 weeks) at a time, it still requires some of your valuable time, please don't enter into the trap that this business can be neglected by the owner.
