I know this project from propertyGuru when i searching new property around cheras area. Anyone know/buy about this project which developed by OCR?

PropertyGure said "The project features 75 units of town villas, comprising 41 four-storey and 34 three-storey homes priced from RM1 million to RM1.6 million.

The residential development's club offers various facilities including infinity pool, children pool, wading pool and pool deck/spa deck. I quite interested about the 4 story of this project but i think i need to know more before i visit the OCR office. biggrin.gif

I only seen the signboard.

It is in Cheras Hartamas, anyone has more info? Is it near to the fishbone HTC?

I really interested in cheras area. However, When I can see the show unit? I went there last week but signboard only! I called them last week but they said selling fast and no more 10% rebate.

I cant find the site either. I only saw the huge signboard which says 5km towards Cheras Hartamas.

With the fast selling .... would they have show units?

I bought it last week after i took a deep of consideration due to the location is nearby by my working area, however, it really small for the land size, only 22' x 45 ' !!

luckly??!!it's 4 stories and at least got ngam ngam 3k+sqm can suit for me & my wife. then i have to spend almost 200k to own a very small garden land size.. mad.gif

Skyhigher, your terraace is Rm1.6mil? Can share what you get for that price? Land size, built up, maint fee, freebies, dibs, etc?

Is great to know it is near your workplace.

Our area only asking RM1.6mil for semid about 3700 sq ft built up and ppl say expensive....lol...just a few km away from Canary...

i also feel expensive too..
Anyway, I buy it because I wanna stay, not 4 investment. I am 30yrs old and just married last yr. no kid and plan to get 2 or 3, max 4 kids if possible and hope to start this plan by next yr. If 2012 doesn't be the yr of ending.
location is the main issue when i taking consideration to buy this property. I like the area around leisure mall, And, it must be a landed property.
however, my budget is about only MAX 2m, so no Bayu Segar and Bukit Segar, of coz, the one legenda and the royal is too far away .. i mean the money which i can afford. I look around this area, i dislike the segar jaya and tmn segar perdana due to old design concept. i asked one corner b4 in taman segar perdana and the owner asking for 1.2m.

1.6m bcoz i taking 4-storey corner, only free s&p lawyer fee, of coz got dibs, tats all!!!other is same as propertyguru said.

Mind to tell me which area u now staying? 1.6m can get semi-d i think is cheras mahkota right? if not, i damn rugi!! rclxub.gif

RM1.6mil is for Maya at Twin Palms, semid full g&g with clubhouse and facilities, but if you work near Leisure Mall, you need to pay 2 tolls to work and one back.

You should drive over here to have a look before you ink the spa....just a thought.

TP is on the silk highway towards Semenyih. May not be your cup of tea.

My wife told me that sunway montana is more expensive than ours. we are the lucky ones..haha..
ya, i went to mahkota b4,also, sg long, i have few friends staying over there, the house and environment is great but i can't stand for the traffic jam, especially my working time is 9am-6pm
i feel lucky because i bought few units of property between yr 2008 to 2010, tats the reason why..

As I said, Sg. Long not for you though TP is not exactly inside Bandar Sg. Long but still too jammed towards Leisure Mall side. No jams for us.

TP is one of the better kept g&g which I think maybe comparable to Canary Residence ambience.

What is the total units of houses in this project, including villas and semids? Any bungalows or condos?

What is the total project size in acres?

This project is solely made up of town villas with a total of approximately 60 units.
- Fully G&G
- Low density
- Facilities such as pool, bbq pit, gym, jogging track n more
- CCTVs
Choices to choose from:
Intermediate 3 Storey (2395 sq ft) – RM 1,195,800
Intermediate 4 Storey (3191 sq ft) – RM 1,524,800
Corner 4 Storey (3281 sq ft + 528 sq ft) - RM 1,654,800
Endlot 4 Storey (3230 sq ft + 508 sq ft) - RM 1,645,800
All 4 strys come with eco-power lift (lower maintenance fee)

Have been struggling between the Canary and the Empire Residence (Soreno @ RM 1.69 after discount) at Damansara Perdana. Any taikor/sifu kindly provide some advices?

Am thinking about Canary 4 stry End Lot after discount RM 1.59 mil.

Packages include:
- DIBS
- 5 % Rebate
- Groupon voucher RM 1500 for RM 15,000 rebate
- FREE S&P legal fees
- Solar heater
- Panic button
Maintainence fee: RM 450 for 4 stry (with sinking included)

Looking for own stay most probably if am afford to pay the installment after 2 years time =P or else, will be looking at selling and hoping to get some profit our of it.

Concerns:
- Is the sizes too small?
- Any room for appreciation in the area after 2 years?
- Surau right opposite Canary

Hoping for some feedback from all sifu sifus as this is our first landed property...

one of my best fren is staying near thr. so i often go ard thr.

this canary concept is good and for the pricing if according to concepts and facilities i would say alrite. whr can u get a 4 storey house with a private lift with this price?

however a really big turn off is the actual site. if u happen to go thr during nite time u will c the whole stretch of roadside is fully parked.

there is a few medium cost apartments juz beside canary + a few blocks of low cost flats opposite. although u could also say thr is semi-d n bungalows juz beside canary but i dun feel the security is thr when the area is flooded wif foreigners and mat rempits.

and further up not far there is The Mark. When tht is completed and the tenants are moved in. i can c the road is fully congested.

with 1.6m i realli rather buy at twin palms. might b further a bit. but i really love the serenity. instead of going bek to a 1.6m home by goin thru low cost flats and endure rempits sound whole nite , i rather drive further and enjoy quite nites.

juz my opinion.btw i din get twin palm as my wife wan to b close wif her family in pj. thts 1 thing i realli sad of. even tot of fetching her family to stay wif us in twin palms but its impossible.
