Haha..my case is a bit special~~
i was with my gf and scouting for our new home around the area...
we have visited Windows on the Park and 2 mores show house (really cannot recall the name) the same day~~
When heading back from WOTP~~pass by CG's junction at the traffic light and my gf ask me to have a look also...was a bit fed up and frustrated with the show room visiting already (dulan with the crazy price and the mickey mouse units)

i shouted to her saying that i dont wanna visit any showroom already but some how i just make a turn in uncontrollably~~

it is almost love at first sight but the list for block B is very long (lining up at number 168  icon_rolleyes.gif )~~was thinking we sure cant get it already~~but then talked to the SA and express our seriousness and determination in getting a unit...surprisingly the SA called back and offer us a unit in Block A (was said to be fully sold)...PLUS it was at 18th floor with 2 car park very near to elevator~~happily take it of coz.... rclxms.gif

Sometimes i think this is faith biggrin.gif
and faith to stay near all fellow Casa Green owner smile.gif

If like that, I become more confused as I checked TNB website in regards of initial deposit to be placed as per attachment
But the Stamp Duty is part out of scope, not taxable supply which pay to authorities, hence should be no GST
Correct me if I am wrong..

Wotp all units are paying RM 1200 for 3 phase TNB deposit for all block a , b, c. Even block c are categories as "low cost", with only 3 rooms.
Anyway, what is the official address for Casa Green ? Anyone knows ?

Reliable source?

Can we recommend 3 phase for Amber home and casa green?

I want to be worry free le

Yes , reliable and confirmed. All WOTP units are paying 1200 for 3 phase TNB. I think too late to apply for 3 phase if it's not plan by developer. I heard the wiring are different.

how how? imagine all 300++ units open 5 aircons in 1 time...sure habis >.<

the limit is at individual unit actually. but casa green is big unit by right should be 3 phase which is more efficient and expected to use more power day to day life. but most developer try to avoid giving 3 phase due to cost in wiring mostly. In our s&p for wotp, they actually listed out the power are 3 phase, perhaps you guys can check back..

Called Amber Office on the following queries:
1) GST charged is as requested by Syabas
2) Confirmed its single phase on electricity deposit under TNB agreement as shown in FB
3) Postal address:
Unit no., Block no.
Bandar Seri Casa Green
Jalan Casa Green
43200 Cheras, Selangor

[attachmentid=4566942]Dear Fellow Casa Green Owners,

I have drafted the appeal letter on the change of name in postal address for your further perusal. Please have a look and possible PM me so that I can gather the number of owners who wish to petition on the matters.

Your courtesy is highly appreciated.

I think in Malaysia there is really no standardisation in this address issue. For example, WOTP official address just
"Windows on the Park" , without any pangasapuri or kondominium added in the address.
In part, condominium is also an apartment haha. A condominium is an apartment but not all apartment are call condominium. But what is the criteria to qualify an apartment as condominium ? Anyone know the rules ?

Dear All Casa Green Owners,

I have a shocking news. After clarification with Puan Sazzeline (Ext: 4011) from Jabatan Perancang of MPKJ, she told me that its the Developer, Amber Homes S/B who filed in project application, they file under 'pangsapuri' property type so mpkj issued the Surat Kelulusan under this same category. But she said if not mistaken, it's proposed as Casa Green Residency but she's not sure, need to check back the file from documentation as too many projects been handled by MPKJ.

We have been misleaded by Developer's sales tactics and brochure. She also said she remembered Casa Green is Pangsapuri High Cost as per Amber Homes. Further asking if we are able to request for changing name, she said its the Developer duty to submit for change of name ASAP before the VP as MPKJ still allow for resubmission. Only the postcode is decided by Pos Malaysia whereas full address is finalized by MPKJ.

What we can do now is to request Surat Kelulusan from MPKJ to Amber Homes. We can check with MPKJ but currently they are off till 24/7, hence we will need to see Developer and seek for their explanation.

Once again, I urge everyone to join in petition by signing the appeal letter (with details of unit number, owners name, contact details and email address) in order to make Amber Homes acknowledge our frustration!!

TQ for your courtesy.

With this, are you able to get at least 50% of the owners signature and agreed on the proposed change of name ? Else developer might ignore your personal request or seem as 'minority' request.

There's so much mystery...

Dah Raya, and VP soon.

So kan cheong le!

But I've asked an apprant "sifu" in construction

Based on the value of our condo, technically is just middle range la, tak Sampai pun luxury pricing.

And he agree that the lift if probably permanent one already! And can't do much except putting on sticker

And the wall is partially painted also suggest no further plastering or tiling will be done too.

So hopefully nice wall paper and lift sticker will be used to beautify the place for us!

When would expected VP date for Casa Green? Looks not bad at all, value for money in my opinion. For the price you all paid, for now probably will only can get 1100-1200 sqft.

haha, you guys really particular on the words 'pangsapuri'. I think will not have impact on the price and class la. At the end, the build quality and how developer finish the job will give bigger impact. Subsales people dont really care about the name, but more on the feel and workmanship when first enter the compound. If developer can do nice landscape + good lightings effect at common area, it is better than the words 'kondominium'...well, thats my opinions la..

very support and agree on the finishing coz i kena once on my 1st property. shall bring IReallyNeed Answers bro to ninja there tongue.gif
what you all think of the word service apartment?  4 - 5 years back when the very 1st time Malaysia high rise use service apartment, everyone was wow.... rclxm9.gif  I bought service apartment too end up like this  doh.gif  rclxub.gif
*
what kind of developer is this? they can't even draw a straight line? Exactly like the meaning i try to convey. even this properties have fancy name like service apartment or condominium title, it will not help to bring up the image to potential buyer. As well hope developer delivery decent and good finishing biggrin.gif biggrin.gif
