I called Amber Homes this afternoon for the following queries:
1) Confirmation of VP for Block A and B (Sept n Dec)
2) Maintenance charges to be paid ( Estimated Service Charge rate per sqft is 0.23, Sinking Fund rate per sqft is 0.02)
3) Other charges to be paid (Insurance - pending valuer, Quit Rent n Assessment- pending land office n local council, which to decide during VP)
4) How many months of advance in payment required?(2 months + current month during VP)
5) Common Area Facilities readiness during VP (supposed can ready when Block A VP as per site contractor)
6) Any Gas Piping? ( Its already installed, just need to wait the percentage of PPL want to use, only then LPG will come in, expect some deposit required)
7) Postal address issue (Amber claimed its determined by Post Office Malaysia and we should feel lucky that our parcel unit did not change, I was like WTF? Why can't use Kondominium but Pangsapuri and then she said we should write in Request to Amber to consider the name issues)
8) Any MOT during VP? (Not yet and I asked further if they comply with Strata Management Act 2013, they dunno about it)
9) Internet and telephone connection (only Unifi available, hub is ready, need to wait certain percentage around70% of user before TM comes in- so it means totally no communication available for at least 1st 3 months)
10) Access card available per parcel ( 2 car park access card depends on no. Of car park bay u own, management yet to decide the number of lift access card to issue per family)
