Tun Razak Exchange - The future of Malaysia as the catalyst for economic and financial growth with key developments on an international scale.

Tun Razak Exchange (TRX) is a key enabler to strengthen the position of Kuala Lumpur as the global city of choice.

This crucial component of the Greater Kuala Lumpur initiative will help transform Kuala Lumpur into an international hub for economic and financial activities.

No everyone know Taman Desa Double Storey FH Terrace house can rose from RM260 to over 1 mil before materialize of Mid Valley. I think MV also take donkey years to realize too, of course it has to take into consideration of infrastructure, connectivity, road access, sustaining factor on many sector, all of this need planning.

It is personal choice to choose whether believe or being sceptical. I was utmost sceptical on this 26 billion project, but after so many news about it, started to have some faith on it.

Now i think very likely this TRX going to be successful, try look at the picture, TRX is build on Najib's father name road. If i put myself in his shoe, i put 200% effort to make TRX succcessful!! Now the challenge is whether his party can win the next GE (Which very likely they will retain power). P/s: Im not supporter of his party anyway due to the endless issues created from the long ruling party, i just try to speak with fact.

In a way- Yes. As Velocity located say like less than 5km to future TRX. Also there are 2 future MRT within walking distant from Velocity.

But to me, it's more like TRX, Sunway Velocity and Ikea are actually complementing each other to make it the whole KL south into a magnetic appealing destination.

KLCC high end condo seems greatly benefit from all of this projects.

Waa...this TRX project with 10 year tax exemption is like competing business with Tun M's pet project - Cyberjaya.
The proposed site of TRX is much strategic than the latter.

If the price gap btw the new one and the old is very wide, developer can literally tear down the old cheap condo and build new super six star condo..
Otherwise very eye sore..since that area super class.

LANDMARK: Both countries exploring investment choices
PUTRAJAYA: The Export-Import Bank of China (Exim Bank of China) and 1Malaysia Development Bhd (1MDB) have sealed an agreement to jointly develop the landmark tower in Tun Razak Exchange (TRX) in Kuala Lumpur.
Both parties also agreed to explore investment opportunities in Malaysia, China and elsewhere for a sustainable economic cooperation between the two nations.
The agreement was witnessed by Prime Minister Datuk Seri Najib Razak and Chinese President Xi Jinping.
China Exim Bank chairman and president Li Ruogu and IMDB director and chief executive officer Mohd Hazem Abd Rahman signed the agreement at the prime minister's office here.
China Exim Bank and 1MDB, which is a strategic development company owned by the government, have also agreed to explore investment potential in hospitality, commercial aquaculture, agriculture and infrastructure sectors.
TRX is slated to become a dedicated international financial and economic hub, promoting Malaysia as a new global economic growth nucleus.
The 28ha real estate development in the heart of KL is intended to tightly cluster economic and financial sector players, where TRX will be the enabler and a model for easier cooperation.
The development of TRX will form the new apex to the Golden Triangle, currently anchored by Kuala Lumpur Convention Centre to the north and KL Sentral to the west.
Meanwhile, Bernama reported that Najib yesterday also witnessed the signing of business-to-business agreements worth RM15.9 billion between Malaysia and its counterparts from China.
Eight such agreements were signed in the areas of water desalination, intellectual property and financing.
A memorandum of agreement was also signed for collaboration between AirAsia Bhd and ICBC Financial Leasing Co Ltd on aircraft financing facilities worth US$1 billion.
Najib also witnessed the signing of government-to-government agreements in areas of science, technology and innovation cooperation and a five-year economic and trade cooperation.

Indonesian conglomerate Rajawali Group shot down speculation that the group will invest in the controversial Tun Razak Exchange (TRX), which is owned by the debt-laden 1MDB.

“I am not interested in TRX,” said Peter Sondakh, the chairman and chief executive officer of Rajawali Group.

“We have enough property business in Malaysia and our portfolio for property is fully-utilised. We have no more funds for property in Malaysia. Maybe other things, but not property,” he said as reported by StarBiz today.

TRX project came under spotlight when Lembaga Tabung Haji paid RM188 million for a piece of land from 1MDB which bought the 70 acres site for merely RM4.5 million.

On May 9, Prime Minister Najib Abdul Razak had advised Tabung Haji to sell the land, but the pilgrim fund has yet to make an announcement whether it has secured a buyer.

Rajawali to build luxury hotel in Langkawi

Last month, 1MDB inked a sale and purchase agreement with Indonesian developer Mulia Group to undertake the Signature Tower project at TRX.

The market began to talk about the Indonesian billionaire that he will be roped in to invest in TRX after a proposed deal between Rajawali and Felda Global Ventures Bhd (FGV) was announced last week, it was reported.

In the proposed deal, FGV will pay US$680 million (RM2.55 billion) to acquire a 37 percent stake in PT Eagle High Plantations, which is owned by Rajawali.

Rajawali also owns Westin Langkawi Resort and Spa and Sheraton Imperial Hotel in Kuala Lumpur, and the group was invited by the Finance Ministry to build a luxury hotel in Langkawi.

good location but bad people to own it...

as well they just sold or JV with big conglomerate / developer like Eco World or Singapore company. if not sooner and later become white elephant.

remember our Plaza Rakyat that being hit during 1997 crisis ?

IMDB just do not have the capability to undertake, especially when bad time (now) come.

RM255mil for 54,266sf land
what does that tells ya? RM4,700psf

estimated RM300mil for development, designing, tendering, construction of gross floor area 823,439sf tower.
what does that tells ya? RM364psf of gross area.

so actual total in the region of RM255mil + RM300mil = RM555mil for 823,439sf tower.
what does that tells ya? RM674psf of gross area

assuming 75% efficiency overall, translate to RM900psf of net lettable area.

Brother, gone are the days where it only costs RM370psf on gross for building cost, professional fees, finance charges and development profits.
Take 25% as land cost & infra cost, it may costs about RM1,600psf net to have presence in the Wall St of Malaysia. And of course like BFM put it, you need an insider to convince someone to pay that price, and it is Lodin in this case.

there are 3 govt initiatives projects undertook by jibby....

bandar Malaysia (former sg besi airforce site)...think the biggest of all in terms of acreage. will house the main terminal of HSR and mrt (if not mistaken). Am sure there will have its own signature tower....but also other residential housing as well....and affortable housing.

PNB118 - former stadium merdeka site. will house the tallest building structure in Malaysia. details also not out yet.

TRX - will house mostly financial institutions but it was supposed to be supported by middle eastern finances but now not sure.......the land was part of assets owned by 1mdb I think.

BBCC, matrade, kwasa and KLCC are mostly 'privately owned' developments, althought we know that KLCC//petronas is belong to the govt.

I stand corrected......background stories I also not too familiar. I hope these projects or some of them wont materialised bcos kl just cant absorb all the opis spaces.

Confirm got but forgot how many storey, I think 88 storey or something but is fully A graded corporate offices with unknown details or net sq ft or whether the component is inclusive hotelier or such. If office alone, confirm eat shit dy since KLCC also not fully occupy and how many big companies able to rent a such Grade A office. The website also sucks, Phase 1 on going but seems not much news or reveals of the master plan although this is 70 acres development.

Seriously, I don't think the whole 88 storey would be fully office but since this is by government linked, very hard to say about them and improper management capability would really leave it non occupied for years. Even BBCC that I visited, about 80 storey divided into 3 components, corporate office, 5 stars hotel and high end residences.

Will be very surprised if MRT 2 doesn't go ahead. Its more expensive to cancel at this point.

Guessing that public transport that has gone through the contract process will go ahead.

I think re-reviewed and re-tendered to ensure the project has received best proposal. MRT3 is quite important line to linkup all the public transport so most likely will go ahead.

The Exchange 106 sounds much more better. Hopefully new name could replace Tun "Razak" Exchange

We don't need to put any individual's name, they haven't done much for the country either.

well for others who don't like Razak Name because link to UMNO..
then, there's many road / township whole of Malaysia have Tun Razak name on it..

good example is Bandar Tun Razak, Cheras... Does we needed to change that too because it link to UMNO innocent.gif
or Bandar Tun Hussin Onn... because it's also link to UMNO...

it's a lot of work involved & hassle...

How many youth voters were there than. no single ethnic group was capable of bringing change of G. It was a combination of all malaysian be it malay, chinese, indian or orang asli. I also believed it was the culmination of bersih movements and the climax was on the 9th of may.

Hence, to change the name to a generic term and not individual name or names associated with certain people or organisation would be more acceptable and give credits to all malaysian

When M was in power petronas twin towers were the pride. N brought more skycrappers than M. But not in power long enuf to see them completed.

Seems like malaysian has a penchant for skycrappers especially those in power.

The committed occupancy of Exchange 106 Tower at TRX has fallen drastically to 10%, which is a concern amidst a subdued office market, said UOB Kay Hian.

“We understand that the Exchange 106 Tower is slated for completion by early 2019 and its first tenant will occupy the space in May 2019. However, we are concerned about its committed occupancy which has fallen drastically to 10% currently, compared to 50% pre-GE 14,” it said in its report today.

“We understand that the Exchange 106 Tower is slated for completion by early 2019 and its first tenant will occupy the space in May 2019. However, we are concerned about its committed occupancy which has fallen drastically to 10% currently, compared to 50% pre-GE 14,” it said in its report today.

“With a persistently subdued office market (evidenced by low occupancy rates for office buildings in Kuala Lumpur), securing tenants will remain a key challenge for the TRX project which also faces competition from newer projects such as the PNB 118 and Bukit Bintang City Centre,” it added.

It noted that other ongoing office tower projects such as the Prudential HQ office is almost completed while two other office towers namely the HSBC Head Office and Affin Bank Head Office are under construction and both expected to be completed by end of 2020.

And Ikea is "prospering" with its cafe I supposed.

Some of those malls listed are not prospering, they'll just never die because of consumers' hub. And its about building unnecessary additional malls where the current one is already catering the neighbourhood well.

top 5 malls in KV are ok bcos they mainly catered for tourists also, either interstate bound or overseas (KLCC, Pav, MV, OneU, SP) and if anyone of these malls failed, the rest of malls will find it hard to survive.


I do believe that the future malls need to adapt to new way of consumers spending.

Based on feedbacks, there is almost nil/ minimal enquiry for office spaces in KLCC area.

So yes, both will be tough one. PNB will move their subsidiaries to 118 and TRX supposed to attract financial institutions to be there with tax break.

The issue is we not creating new demand but rather recycling them.

To b frank, I doubt they can attract many tenants to come over TRX for the next 5 years to achieve full occupancy rate......

So, any types of tenants as long as can pay rental, I think they have to absorb, like people said before, beggar cant choose ma....

The financing facility was secured from the consortium of HSBC, Maybank, Standard Chartered and Sumitomo Mitsui Banking Corp.


At a financing facility signing ceremony today, Finance Minister Lim Guan Eng said that the arrangement between the joint venture parties and the bank is a unique financing structure for such a complicated asset.


The Lifestyle Quarter is a mixed integrated development and is a 60:40 joint venture between Lendlease and TRXC.


The 17-acre development comprises residential, entertainment, leisure, public park, hotel and retail components.


The Lifestyle Quarter is expected to be completed in 2020/2021.


TRXC is the master developer of TRX.


Because TRXC is a wholly-owned subsidiary of the Finance Ministry, this means the government owns 40% of The Lifestyle Quarter.


With an estimated gross development value of RM40bil, the TRX development will have about 30 buildings located on 70 acres of prime land in Kuala Lumpur.


The entire TRX project is slated for completion by 2024.

Firstly, when I requested to calculate the price for the unit I was keen on she straight away gave the other option instead of calculate it first before introducing me to the other unit.

She even doubted my knowledge by asking: "You are not familiar with KL is it? The reason I am suggesting you this unit is that there will be one plot of land undergoing construction too" when I asked by which developer she didn't even know." Perhaps, she can put effort on her command in English, take note on the verbiage rather than being cocky when doing presentation. Yes, they do offered me with drinks. However, the drink wasn't serve.

Besides, when I were trying to share my opinion politely on other development, she answered: 'Then I got nothing to say to you. You may as well consider buying that property, but I can tell you the units are very limited.' They even refused to give out brochure. Fine. That's pretty "warm" ending.

Landlease your sales service experience is truly "remarkable".

I dun buy high end properties but EcoWorld sales rep are ichiban, the best of the lots if wanna compared to other developers.

I really concur what you had experienced, I doesn't mind their knowledge was bad, but dislike their entire attitude and services.

FOMO game is played by all developers in this country and buyers seems can't have enough. Hence, upgraded to higher level from a few limited units to one unit left. Guess next level will be fully sold out, wait list for loan rejected unit.

What time u take the pic?

The towers all off light at midnight.

Even klcc and pavilion suites also turn off the bling bling at 12am to prevent light pollution.

Their employees start to move in to the condo around horizon, 231TR, B. Goldhill and others condos nearby.

Lendlease will delay their mall and service apartments construction, they will have big troublesome to launch the remaining blocks and unfortunately, they were one of the most inconsistent developer in Msia in terms of marketing planning.

Core Residences stuck a bit and less sales since pandemic, construction also affected a bit. But I think won't abandoned, they cleverly used their agents to sell for them unlike Lendlease. All China developer linked projects in KL, also hugely affected.

At this point, many Aussie as well as Mainland developers have a lot of liquidity issues amidst interest rate hikes and slow sales. This type of luxury segment is heavily impacted so you’ll see very slow progress I predict as they try to weather the recessionary cycle.

Undercon projects in Oz are seeing buyers have their contract rescinded and resold at a higher price as it’s simply unaffordable for builders to complete the building in current conditions. Thank the lucky stars in Malaysia for relatively cheap labour.

Higher Angle for tslaw tower. Quite tall building. The old office buildings around really look like midget.

Not sure will it block the trx residence view which underconstruction now.

Regent Hotel and service apartment underconstruction sit right next to mrt station but outside of trx area.

Consider one of the best TOD? coz not many got underground mrt that really so close. Mrt 1 & 2 all in 1.... Where to find.

Putrajaya line at TRX station going to ready soon.👍 Only underground mrt interchange in KV.

Think it's better wait for another mrt line fully operated then trx mall only open after that.

Currently it's a stacked design platform.
Once Putrajaya line operated it will be connected and become a 2 levels island platform

Island platform really a convenient design, to interchange just need to walk across direct hop in, if the direction correct, if not just need to move up or down.

Plenty of office workers already moved in.

Huawei new office at TRX Tower around Oct month will be fully operated.

Sayonara to Mahsing Icon tower at Jln Tun Razak. Think many currently stay around Intermark will start to move here once contract ended.

Restorans and kopitiams around TRX Tower really not enough. Super packed & crowded during lunch time.

Better focus on Bandar Malaysia for next development after TRX and 118.

The Arch next to RHB building and right opposite TRX. The site progress seems going fast suddenly. Heard it's a five storeys F&B building with 1 lvl of basement parking. Total 800+ parking space.

After works at TRX, workers stay around can just walk across to Arch and TREC here party and makan. No need worries for drink driving.

TRX ni tempat paling tak mesra pejalan kaki. Mmg isolated kat dlm tu. Nak jalan kaki keluar? Mmg berisiko kena langgar. Aku dah sampai ke wall street, new york. Ada subway + pedestrian walk yg luas. Trx ni tanah tak luas tp nak longgok semua kat situ. Tak paham.

It’s true. I work in TRX and I can vouch for that.

One street away from MyTown but there’s no way you can walk there. Trx is basically an isolated island with very expensive parking and limited food choices.

Want to get decent food (RM10 Ish at least) and parking? You need to walk at least 1 km to reach Imbi. And everything is still not ready so there’s construction going on everywhere.

Not a very good experience for tenants there.

Want go Mytown can just take MRT, trx walk down got mrt. One more stop to maluri better and more choices. Another few more stops to leisure mall area even better choices.

TRX Imbi area side to Pavilion KL still can jalan around makan. Many price still ok foods can get around Imbi.

How realistic is it to take mrt to get lunch daily? Back and fro without considering eating time is easily 45 mins.

Walking to Imbi is doable, but it is not comfortable. There is no pedestrian lane and you will need to walk under the hot sun for at least 1 km.

At least in klcc, mid valley and one utama area you get lots of food choices. In TRX itself there is only 3 restaurants, and no Chinese food at all.

1km to Imbi? Can almost reach klcc halfway.

TRX right beside there plenty Chinese food from bkt, Claypot rice, big fry, 3houses mee, prawn noodle, beef noodle, wanton mee... To kopitiam abundance there to choose. Many TRX office workers makan Chinese food lunch there.

They seem no problem but you. 🤔

Do take note that TRX is huge development. Prudential is just one road across the hawker area. HSBC and Affin bank is at the other end and it's around 1 km to the nearest hawker.

Not sure why you are being so defensive. Do you even work there? If not, stop flooding the thread with inorganic replies.

I just a janitor there. Always walk around washing toilet. I would said I work there longer than you at least.

You can interview them and food choices and parking is definitely one of their biggest issues.

Parking in TRX is RM5 per hour and can go up to RM50 per day. Many have to find other parking spots or park as far as mytown and take MRT.

Do you think that is employee friendly?

Can't denied parking quite a pain in city. KLCC, Pavilion kl no different right?

Same to some prime office areas like outside kl city Pusat Damansara height Semantan there. Parking fee use to be higher than KL city area. Not sure how the price now. Since I stop my janitor work there quite long time ago. But many still chose to pay or rent a parking there.

I don't think much different at TRX here. I knew some try to rent a parking nearby at the apartment or condos around Inai there or some empty land come with daily fee rate. Some could be subsidise partially or full by company.

The Arch opposite TRX Tower development really fast. think already cover the top. Will there have more car park for rent?

Could be super luxury seafood restaurant with the vast golf view and trx skyline view.

So dramatic! Regardless the building is here now, better it’s used than stay vacant and fall into disrepair creating another white elephant project. They’ll probably need to provide a bunch of incentives to attract tenants in.

I actually hope it will succeed. But it’s a tough market and once again consumer attention is split. Need tourist $$$ to prop up the malls. You have 3 new major malls due to come online in the next year when you had Pavillion 2 and Lalaport come during Covid not to mention all the neighbourhood malls attached to big projects. People don’t need to travel anymore so they may just stay local.

me too i ready hope lalaport to be success, and its have a very specialist theme which is japan shopping mall, so it should be focusing and marketing all their details shop moving this direction, so everything related to japan, just go to lalaport not other place. Sadly it overshadowed by a lot big mall surrounded, and not all japanese shop want to open there. Maybe it also affected by the japan sea issues, so i believe lalaport maybe suffering a bit for its as well.
