I supposed those high rebates offered by developer is to allow all types of buyers in the market give, both 1st time or 3rd property purchase with 70% margin.

Can be a good thing if looked at cash flow perspective vs buying from secondary market albeit cheaper psf

in current market it is especially true - high rebates given are usually a sign of desperation ..the higher it is the more desperate the developers are !

yes it allows more people to buy but at future prices - this is asking for trouble (for the buyers that is)..

yup, but opportunity lies at the subsales surrounding the new development especially with some element of malls or retail

guess, not all buyers look at investor standpoint too

To entice those have 2 or more property and if bank could agreed to the value, 30% discount could become common practice.

U guys find out urself.... 30% rebate is on it's way.... But of course is a mark up 30% up front...

Slowly u will see more project giving 20% very very soon....

20% rebate is because Soho project right? Bank won't loan u 90%. 80% max that's why they come up with 20% rebate
