 USJ 16 or USJ 3C?, Which one will you choose to stay?

Looking for a unit to stay in USJ, and from what I observe..

USJ 16
- house > 10 yrs old
- gated and guarded
- near to highway going puchong

USJ 3C
- house 6-7 yrs old
- gated and guarded
- near to shah alam highway

both unit 22x75, and selling about the same price. Which one is better for own stay in terms of location, traffic, future development..? Please advice. Thanks smile.gif

is that a high tension cable near USJ 3C?
Where u work now? KL, PJ?

In term of accessibility, USJ 16 is better, but USJ 16 possible will jam for this few years until the LRT extension complete.
If you stay at USJ 16, anytime u can use persiaran tujuan to go to sunway pyramid (NPE) or to KL,
or persiaran kewajipan or NKVE.
From NKVE possible u cut in to HICOM toll (KESAS) and go to KL to work.

LRT station will be build in USJ 1, 6/7, 19 too.

USJ 3C a little bit isolated, only 2 road you can use from my view on the map,
Persiaran Technology Subang or Persiaran Setia. but will be more quiet.

USJ16 I think abt 15 years dy.

USJ3C got so new? I think at least 8-10 years gua.

But if u say traffic, USJ 3 and 4 is the best if u work in KL. USJ 2 n 5 not bad also. USJ 16 ok, but a bit jam when coming out towards KL. USJ 3C is very jam if u going KL.

How much u getting both units bro???

I suggested not everywhere in USJ is jam. Depends on where u work.

I staying USJ 4. Working hour go USJ 9/10 took me 10+ min ( depends on traffic light ), reach Federal Highway in 10-15 min time, reach MidValley btw 30-40 min max using Federal, reach Sunway in 15min max, reach Shah Alam 15 min and Klang, btw 20-30 min.

Jam?

Accessibility is better in USJ3 since u can use Jalan Tujuan instead of the prenarial jam called Jalan Kewajipan. Design oso more conventional hence more usable space.

Older USJ houses had funny designs (narrow living hall/ short drive way ect.) and need to be renovated. This place is going to be very commercialized especially with LRT, Digital mall & One City

For own stay I would pick USJ3 (although avoid close to h/way or HTC)

but they attach the lrt station and route on the google map so kind of like confuse bit. so u have to imagine urself.

Majority 22 x 75 which is ard RM 580-600k, if u can any below RM 550k, it might be a great deal.

Or, you may opt for USJ 3, which is just next to USJ 4 ( the part nearer to SS19 ), it's either 20 x 60 ( at ard RM 400k+, 25 x 65 1 1/2 storey link at RM 480k onwards and 22 x 75 ( guarded ) at over RM 600k ....

It's good if u able to buy here, but oe thing was hefty renovation needed. I use NPE to sneak to Smart to go KL, and it took me ard 25-45 min max to reach my HQ parking.

Nowadays 22x75 in usj basic unit also around 600K ++ d... the price is getting higher and higher..

BTW, do you think now its a good time to buy house in usj ? for own stay only..

I think you should get USJ 3C as it is less congested in terms of traffic during rush hour. In USJ 16, there is one exit from USJ (Persiaran Tujuan). During rush hour, it usually takes about 15 minutes to 30 minutes from the turning to USJ 16.

In USJ 3C, there is only traffic congestion near Sekolah Kebangsaan USJ 4 during after school hours and at Persiaran Kewajipan. But the traffic congestion is much better compared to USJ 16.

Prices of terraces in both neighbourhoods are about the same (about RM750k and above for intermediate units). Please go to iProperty for more info.

Can consider usj22 new phase as it also quite new about 6yrs house, wide road. No much jam like usj16 during peak hour. Got 2 or 3 ways to reach compound usj22. icon_idea.gif

One is in front of fairville usj & another at the behind. Both different entrance. Address usj22. I think all of them start resident yr '05. Price I dunno, got to check iproperty. Behind phase should be much cheaper...... icon_rolleyes.gif

I think USJ 16 now jam mainly because the LRT construction, do you think it will get better once the LRT complete?

My folks house is around there n i have to say the jam in USJ is getting worse due to the LRT construction. Even worse than Puchong's LDP side. sweat.gif

Sunway wise also hopeless around that time

honestly, USJ jam is nothing.
people might haven't try federal heading to cheras, jalan ampang klcc, or jalan temple and jalan gasing.
bought bout 640K, 22x70.

from USJ 11-> Sunway Pyramid i guess is bout 30mins max.
depends which way u stop, mentari, or sunway pyramid inside, or sunway medical centre.
sunway medical centre then u need u-turn, so might add 15 min extra.
