 Amaya Saujana, Is 900k a good price for it ?

HI , im just looking for some opinion about Amaya Saujana. Is 900k a good deal?

Previous week i had went to an open house in Amaya Saujana. I personally quite like the living environment in that area. Im just wondering is that worth while for paying 900k for that.

If want buy now. I heard phase 2 is launching soon. Once phase 2 launch, the price sure increase.

Amaya Saujana?? 2nd phase?

This condo already VPed for quite some time.... (all phases) have difficulty getting tenants about 30% occupancy rate.

If this is for your own stay then it is okay considering new launches in the area going at sub RM700 psf. Heard fr my agent that afew owners complaint bout the finishing - not up to expectation. Make sure you choose units facing inside (Peremba condo) as facing main road units will have lrt noise to content with in a few yrs time.

If for investment then there are better choices around

900K seems to be too expensive. They expect to increase price to 1mil for such a condo? Does not make sense for investment. For own stay is still acceptable. But still expensive.

Sounds like some RE agents trying their luck here.

My friendly advice is, the property industry is not going to do well in the short to medium term, some RE agents might want to consider quitting the industry for good. I can foresee many young agents will be forced out of the property industry in the not too distant future.

no no, the phase 2... there's a vacant land just infront of Amaya facing Oasis... i heard that they'll be building studios there, is this the phase 2 that you mentioned?

what's more, oasis seems pretty "not-alive" till now...

when the place is not happening, people tends to avoid.

when the place became happening, price goes up, then people are rushing to it and complain - abc are so lucky to get the cheaper price earlier; xyz should make the purchase earlier.

Location is good. But when the two new towers have been built on the empty land, the open space will be cramped.

Price wise has not increase a lot since developer launching.

If you have 900K, it is recommended to look at the landed properties at Ara Damansara.

Either Saujana or Ara Damansara would be a good choice. Many development are coming up in Ara Damansara. Then both of this areas will be impacted by capital appreciation.

Then you have to understand Saujana area is always considered as exclusive address due to all those self built bungalows.

It is always nice to go for viewing and listen to what those agents say. I have learn a lot by go to show houses.

Are u sure bout your comment? What is the rational? Try telling it to the vested ppl of Amaya (Saujana) & Oasis (AD) want to rent no tenant, want to sell no buyers.

Latter with Pacific place & Eve suite VPEd lagi over capacity. There is just not enuf demand for highrise in AD. All u dreaming of Japanese Expat but most of them already tenented in Peremba's condo which is exclusively targeted to them and their numbers are dwindling every mth. College students - How to rent RM2k studios? Doctor & Nurses- easily commute from Subang Jaya where there are more established commercial centres.

Later Hijuan Suajana comes on stream with their 1000 units - game over

Go for viewing, the agent is vested (want to push their product) of course say good stuff; Amaya show hse was very impressive but actual finishing leave much to be desired and don't get me started with Oasis - induction hop turn into gas cooker

finishing is better compared to what S*S*T*A can provide... my relatives own a 1500sf unit there, nice for own stay but very difficult to rent out...

residential properties are very localised.

one must be very familiar with the area then only can tell. fundamental wise thingys are too wide to cover, it will be an endless debate.

A couple of residential developments in ara damansara / saujana area are different in term of specification, design, layout and the whole ambience will be different too for each project. one has to compare in details.

should be rental asking price very high. cuz given the price, the installment is high. when installment is high, ppl will put high rental...so end up not much ppl willing to rent, so jadi difficult to rent gua.........

well... the agent told them that the rental is 4.5k fully furnished...
they rented it out at 3.5k partially furnished after leaving it empty for more than 6 months...

i believe expat market is still MK area if the rental price is almost the same...

AD - 3 yrs ago I was soo bullish, sure win - affluent crowd, Help College, connected to Subang, Tropicana and Kota D'sara, got small pocket of expat., revival of subang airport ect.

Now too many highrise stock cannot absorb even Citta mall is on life support; ever wonder why the 'confirmed tesco site' still no progress after 3 yrs?
