Visited the so-called furnished showroom, apart from the poor quality of the fittings on the room (try knocking the wardrobe, it's the cheap melamine type), the showroom also doesn't really tell you the exact furnishing you get, ie they still add a lot of ID to it. They are selling the place as fully furnished, but the truth is so far from that. For something that is RM1000psf above, the choice of fittings are not that great, toilet tiles are a let down, main door is a plain white fire door.

The only thing going for them is that the ceiling is really high at 3.5 metres.

They are so ashamed of the sales, they no longer show the sales chart anymore.

Is the hotel confirmed? I thought they might want to make it an office tower since they sold their offices in Tropicana City Mall, and move their corporate offices to TG.

The only winners so far are Arnica, and they are located JUST in front of the MRT station, whereas Bayberry and Cyperus are both further from it and cost more expensive.

I could be wrong on the location of the station, but if memory served me right, the low-hanging station was closer to Arnica.

They definitely have changed their plans since the launch of Arnica, even the mall has changed shaped, if you notice from the brochure for Arnica, the mall has a more geometric design whereas the new one is more curvy. Also there was no hotel or 5th tower in Arnica brochure.

Of course plans will change all the time.

Bayberry buyers may be upset, but I would rather take the empty units because the "furnished" units at Cyperus is not that outstanding.

Whilst this is a TG thread, just wanted to point out and clarify on the above points.

1) Hub fell down - as with any constructions, they are prone to accidents. The wall beside the Hub construction gave way due to water pressure from the slope beside it. As a responsible developer, they had immediately informed the authorities, stopped work, and put in the corrective measures the day itself. The site was rectified then by piling sheets in the parameters.

2) As for WOTP Block C looking like low-cost, it's a bit premature to judge. Let's judge the product when it all completes. WOTP is designed by GDP architects, the same guys who did Tropicana Gardens, though I must say WOTP has a more interesting design as a whole when compared to TG. But what I truly believe that will set Tropicana and SDB apart is their choice of fittings and interiors. You could hire a great architect but if you fail to fit out the interior with the similiar standards, it will at the end fall apart. This is what make SDB products exude certain class.

An example would be Cascade Residency. Remember how great it looked like in artistes impressions? In the end when I visited the development, the choice of fittings were so poor. While there's always some variance in the finished product compared to the artiste impression, the lobby was not even close. They also changed the logo. Poor choice.

The rental pressure will be on Tropics and Tropicana Avenue when Arnica comes online with MRT connectivity. Everyone loves a new unit.

Was there on Saturday about noon, not big crowd, more staff than visitors.

The show unit is much nicer than the previous show units - but this time around the units are offered bare (only aircond and water heater to all bathroom provided) - which is not a bad thing for those who prefer to furnish your own units. The toilet fittings and tiles selection looks much better than Cyperus too. Units have large windows, high ceiling, and plenty of natural lighting.

Whilst for the large unit 1400sf, the layout is, IMO a much better layout than Cyperus, but now the option for the living room view would be either block C or facing Opal, which means only your master bedroom will have the golf view. Such a waste as the living room view should have the golf view.

As for the pricing, for high floor 1400sf, the SPA price is about RM2m. The monthly repayment at Rm2m assuming 90% loan will be RM 8,242.09, and top up RM616 (0.44psf) for maintenance fee.

After rebate bla bla bla the nett price is RM1.6m, translating to RM1100psf nett. I didn't ask about the smaller unit pricing. So, basically you just need to pay 2% down payment, and the rest of the rebate will be given upon VP. That's RM200k when receiving VP.

A reminder what rental is needed for at least break even at 90 LTV. Though it's very hard to even find new props that breaks even.

Tropicana was probably wise enough to have dispose off TCM when it was struggling, and to concentrate on this newer mall here at Gardens. It looks like the last, 5th block which I believe would be their office, is being built as well.

When is Cyprus to be completed? What was the selling Psf again!?
