there are a lot of shopping and food choices nearby within walking distance, across the road in the dataran sunway there, including one of the best chicken rice / wantan mee shop in kl (same row as the chinese methodist church corner lot there)

Sorry , about Sg all the cars are not used except during weekends. this is not true at all. singaporeans and PRs who own cars drive them all the time. it's expensive to purchase one with the COE and all, and darn it since the car is paid for might as well drive it everwhere every friggin' day. weekend car scheme in singapore is also not popular anymore. yeah of course sometimes they take the train. when? when the car is in the workshop. tongue.gif tongue.gif

don't know about HK and JP.

Yes, another example is NYC, many don't drive.
but in KL everyone will still drive for decades to come. Cars in msia is still cheap. I can get a 2nd hand proton for what? 20-30k RM?
as mentioned, even in singapore, lots of sgp and PR drive. being mainly chinese, you know that having a car is like a status symbol. everybody strive to have one even though the govt strongly advocating public transport and spent billions on MRT.

yup it's considered cheap to me for a 2nd hand car. used to drive a 7 y.o conti & only paid less than 50k for it some years back.. good fun. with all the expressways driving around in msia is fun and overall i don't see many swapping their cars for the MRT.

told u guys alrd. next to MRT, sowat? the price alrd factored in MRT. summore leasehold. this market possibly next 10 years no cap appreciation.

MRT is good if you bought the property long before they announce, and u got lucky the mrt announced near your property.

if alrd announced and they launch it as mrt property, too late.

location? it can be 50% or even 100%. for eg damansara perdana psf500-600, bukit bintang 1500-2000psf (example).
MRT up 20%, ya - developer mark up. Buyer may get stuck at high price.
if you bought that property before any decision made, and by luck the MRT happen to be smack next to your condo, then yes, markup by 20% possible.

Sterling mall is one of my fave mall now. Not too big... not too small. I think it is so well designed.. the escalators allow u to go from level 4 to b3 so easily. Anywhere I park inside it... there is always a lobby access to the mall ... it is not a showy expansive or mega type mall but it serves it's purpose so well.

What is advertised by uem and what the sales people are saying on the ground can sometimes differ, when they were hardselling the project back when , I had the impression they let it be up to discretion of buyers (whether can stay or just for office).
