QUOTE(aacoolj @ Jul 30 2015, 07:44 PM) Yah, will be nice if the TG mall have LV, Gucci, except I won't be the one shopping in those shops. With the crazy installment commitment for this property, I'll stick to reject shop and FOS (which I also hope will be in the TG mall). Then put a cold storage and a nandos and i'm happy. there are a lot of shopping and food choices nearby within walking distance, across the road in the dataran sunway there, including one of the best chicken rice / wantan mee shop in kl (same row as the chinese methodist church corner lot there) |

QUOTE(Ero-Sennin @ Feb 1 2016, 12:32 PM) That's what happen to Sg, HK and JP. Their cars became weekend cars mostly. Daily they take MRT, of course if their workplace reachable or closeby MRT Station. Sorry , about Sg all the cars are not used except during weekends. this is not true at all. singaporeans and PRs who own cars drive them all the time. it's expensive to purchase one with the COE and all, and darn it since the car is paid for might as well drive it everwhere every friggin' day. weekend car scheme in singapore is also not popular anymore. yeah of course sometimes they take the train. when? when the car is in the workshop. don't know about HK and JP. QUOTE(Kenleo @ Feb 1 2016, 09:10 PM) In HK and Tokyo metropolitan city. Youth generations no interest to own a car due to high ownership cost. They preferred public transportation which highly efficiency and save lots time and money for parking. High petrol. Road tax and insurance and many rules regulation on traffic and ownership. So. MRT is the future sustainable transportation mode and architect Jerde is doing well in ropongi Tokyo and namba park Osaka where duplicate the success to Tropicana Garden. Greet. Yes, another example is NYC, many don't drive.but in KL everyone will still drive for decades to come. Cars in msia is still cheap. I can get a 2nd hand proton for what? 20-30k RM? as mentioned, even in singapore, lots of sgp and PR drive. being mainly chinese, you know that having a car is like a status symbol. everybody strive to have one even though the govt strongly advocating public transport and spent billions on MRT. QUOTE(kochin @ Feb 2 2016, 09:26 AM) some 2nd hand cars can be purchased as low as <RM10k. yup it's considered cheap to me for a 2nd hand car. used to drive a 7 y.o conti & only paid less than 50k for it some years back.. good fun. with all the expressways driving around in msia is fun and overall i don't see many swapping their cars for the MRT.RM5k also can get good deals. i just tried a simple filter: <RM10k >2006 year of manufacturing http://www.carlist.my/car?min_year=2006&max_price=10000 This post has been edited by corleone74: Feb 2 2016, 12:13 PM |

QUOTE(v88 @ Oct 16 2017, 11:31 PM) traffic is the problem of staying there if you are using car during peak hours. it will get worse after the mall completed. same everywhere in kl. at least the main junction going to giza isn't like so bad as during mrt road diversion time a few year agoThis post has been edited by corleone74: Oct 17 2017, 11:54 PM |

told u guys alrd. next to MRT, sowat? the price alrd factored in MRT. summore leasehold. this market possibly next 10 years no cap appreciation.
MRT is good if you bought the property long before they announce, and u got lucky the mrt announced near your property. if alrd announced and they launch it as mrt property, too late. |

QUOTE(bigman @ Aug 13 2018, 09:43 AM) normally the the property will mark up from cost of construction by: freehold 20%.MRT/LRT line = 10 to 20% Shopping mall =20 to 50% Freehold = 5 to 10% Location = 20 to 50 % Concept & design = 5 to 10% Please feel free to discuss.... location? it can be 50% or even 100%. for eg damansara perdana psf500-600, bukit bintang 1500-2000psf (example). MRT up 20%, ya - developer mark up. Buyer may get stuck at high price. if you bought that property before any decision made, and by luck the MRT happen to be smack next to your condo, then yes, markup by 20% possible. |

QUOTE(bigman @ Aug 13 2018, 06:24 PM) for location...may compare appx within 5km radius.... of course. because "location" is not "geographical / physical location on the map" but "neighbourhood".like example.... Sunway Lagoon Perdana and Sunway South Quay...just divided by 4 lanes road....diff 100%... |

QUOTE(BigMan123 @ Dec 2 2019, 08:35 AM) Ya...you haven’t been to starling. Think TG will be worse then cos in terms of connectivity, starling is central Sterling mall is one of my fave mall now. Not too big... not too small. I think it is so well designed.. the escalators allow u to go from level 4 to b3 so easily. Anywhere I park inside it... there is always a lobby access to the mall ... it is not a showy expansive or mega type mall but it serves it's purpose so well. This post has been edited by corleone74: Jan 2 2020, 10:51 PM |

QUOTE(Xaser_3 @ Oct 16 2019, 07:45 AM) Well, if they advertised as office suites during the launch than cannot be argued and the letter is justified. What is advertised by uem and what the sales people are saying on the ground can sometimes differ, when they were hardselling the project back when , I had the impression they let it be up to discretion of buyers (whether can stay or just for office). |
