PhasE one owners might think they r making big profit, but on paper...can they buy rm500k and sell rm700k in 4 years time? On paper everything looks rosy..

The studio type 400-600sf is really an untested in Malaysia...true, Tropicana City Mall rose from Rm200k to Rm500k ++, but now u see the Sky high prices where there is little or no room for much appreciation..what if the BLR goes up? What if the economy down? Single young people cant afford, and even joint they will outgrow once with kids, and rich people who want to stay in su h shoeboxes, and how many expatriates coming to work in Malaysia?? Who wants to pay Rm900K ( assuming cureent investor bought at Rm750k) in 4 years time?? People who can afford to pay Rm900k got so many choices, can easily top up and buy nice big landed house...or even Foresta at 1400sf.. these rich people usually have big families...i really dunt understand such a big deal with the MRT...for me, i would prefer to buy cheaper property and drive longer distances, i enjoy driving yes many places jam but with MRT u cant buy a lot of stuff and carry etc not to mention the noises...

I guess its pure greeed and herd mentality

I know A few Five Stones investors desperately trying to dispose or reducing their monthly bank installments upon vacant possession, without the dibs cushion,,the problem with most amaturish investors who dont have strong holding powers...now everything looks rosy on paper but wait until vacant, do u think 2009-present crazy price increase can happne again, income simply havent catch up

I would not invest in anything more than RM400k in todays highly volatile markets...u still have room for appreciation at this price range but those RM700k plus, 600sf shoeboxes, no matter how good or convenient the location...many of these investors thought the BlR and economy will always be the same

Dpc stOry different, at that time prices able to move up and many people still able to pay monthly etc, in these two years many especially middle incomes salary stagnant...they dont received brim or whatever fancy name the gomen dishes out..summary is salary not able to keep up

exactly...RM650K, for 30 years loan nearly RM3K per month installment +-...would anyone pay u RM750K-RM800K for 600SF built up STUDIO with NO ROOM upon VP? even +RM100K appreciation on paper, if inc MOT, agent fees, RPGT, why bother risking so much for so little??

Frum the comments i think many buyers are still thinking its circa 2009 where every poperty they buy will appreciate 2-3x market value once vp..they can ask 1200 psf but will there be any takers for a 600 sf studio su h crazy prices...if Msuites studio at Jln Ampang struggling, imagine at tis location..the concept is good but emtry prices mad

I said tis ma y many times the pojek is overpriced not only this but many studio wit no rooms...a dvevelopr rrcently in the news clai ing they building " affordable homes" but it turned out to be some 300-400++ sf units(cant remember exact) ...like wat happened in tripicana heights thread, many posters some wit vested interest dont lile to hear ANY critisim at all on the market, their project or future...look at how bearbearwong has been ridiculed just before the market down

Sadly Many of them just buybuybuy and will be stucked wit these overpriced units and big bank loan to service every month...imagine somebody earning rm4k forking out nearly rm3600 for monthly installment for a rm850k condo...do u tink easy to even lelong and so many waterfish to buy at rm950k or above for yur u it, no matter how attractive. Buyers who can afford such prices arent many and those who can afford have also olenty of choices can choose to stay landed as they older generation...all thes other factors nobody noticed and i tink in the market teher is only one valuer who consistently warned us about the upcoming glut and overpriced overcommitted buyers

Me directly involved in tis bisnis...so i kmow the pofile of the buyers especially for phase two..many yoingsters wit so-so incomes ( few year ago damn easy to get loan)..i am only stating the facts here.but some people still tink they know all..it is oso nt in my interest to see those young inexperience buyers default...it will cause a chain reaction to everybody

Babizz, tats why many people misunderstood me anti topicana..have u seen me critisize Grande, or their landed houses...almost never riight..I was even the first one who complain about the wharf...so i hope this clears eveerything..

And if i ca afford Rm 1 million prop i would never buy Gardens...first poblem is so close to Mrt many people didnt realized the sound poblem..me got a fren staying at sec14 pj just behind LRT amd aLmost everey 10-15 minutes a train zoom by u really difficult to find peace of mind
