I doubt the mrt will help much to be honest. Its a good option for many but people love their cars

Encorp strand is also in kd/tropicana area. Mall management is much more important than immediate population.

I still doubt that people who can afford to live here willfind the mrt a strong draw. Those who bought are merely speculating there is interest. In my opinion. Many will say they will use, but in reality its a different story...even in sg or hk they dont build high end residences next to mrt stations like this.

Just maybe, tropicana wrongly priced and positioned TG as upmarket. I dont see how the mall can compete unless they be niche like Bangsar shopping complex.

With such holding power required, the payoff better be worth it and more. If too much holding power is required, then many opportunities would have been lost.

I think tg mall shouldn't try to fight for the 1u/ikea crowd - they're both better located. But then again going niche in this area may not be a good idea either. Tough times expected. It might be 'exciting' for the first 6 months or so then the crowds will revert to their usual, more accessible haunts.

Well maybe with student loans growing they wont be able to buy cars so soon. But then again they also wouldn't be able to afford million dollar apartments.

6-7million humans in greater KL vs 1 main MRT line through selected points (ironically it passes through neighborhoods where people are affluent enough to keep more than 1 car). Do the maths. Car usage isn't going to drop significantly overnight.
