I just booked a unit here in Edelweiss, but still contemplating whether to go ahead with the loan application, still in a dilemma because other properties surrounding this property are way cheaper. When I book this unit I am thinking of the future value of this property compared to other new development. I am thinking that this property with the current location, public transport, and amenities around the value would not depreciate much but wondering if I am buying at a marked-up price from the developer (and yes I am buying new development because I do not wish to fork out a such huge lump sum of down payment)
Are any owners here? May I know what are your thoughts? I'm buying for my own stay but also wish to be flexible in the future for easy disposal or renting out if I decided to move to a landed house. This post has been edited by Wazzzap: Mar 2 2023, 02:36 AM |

QUOTE(gooberhock @ Mar 2 2023, 11:31 AM) Tropicana Gardens blocks a to d consist of 1400+ units. Edelweiss on the other hand is about 1100 units and consists of 1 block. Thank you for your input, really appreciate it. Well looking at the current market price for the rest of the existing projects of TG (based on similar size) is still way higher than my "net" loan of 90% (without factoring in additional rebates), so I believe I would be forking out way more if buying a sub-sale there. Just for perspective, in A to D, each floor has 11 units and serviced by 6 lifts plus 1 service lift. Block E is 22 units per floor ( i dont know if the 6 includes a service lift or not ) Its not directly connected to the mall and the MRT station, basically its in the same situation as sunway nexis. (which in essence is actually right within the commercial area. So yes, id say youd be paying a premium for Edelweiss compared to the surrounding projects, but that has always been the case for Tropicana projects. In my humble opinion, though it goes against your wish to minimise your initial out of pocket expense, is to buy a subsale unit in the already completed TG. I have 4 units in TG and the rental has always been super easy, the longest vacancy ive experienced since VP in 2017 was 3 weeks, that also was due to MCO because my tenant had issues getting their visa to come to malaysia. otherwise all other instances there have been zero vacancies. Furthermore, the sizes are bigger at A -B , 603sf for studios, 983 for 2 bedroom , 1280 / 1400 for 3 bedrooms. And lastly, the prices have not gone up much since VP so in essence you can find okay deals via subsale if you take into consideration the first buyers purchase prices. (and potentially further capital appreciation). I can only speak about tropicana gardens as i have units as i have units here and none of the surrounding projects. In your opinion, do you still think is worth going for Edelweiss since it's still "cheaper" than the rest of the TG units? Thanks again for your time. |

QUOTE(gooberhock @ Mar 3 2023, 02:14 PM) Hmmm... understand your situation, minimal upfront is desired. Alright got it thanks! but do you think once Edelweiss is completed, will it affect the prices of other TG units in A, B, C, and D because the price per sq ft is cheaper for initial buyers? Hence bringing the rental rate and unit prices lower?I'm and investor, I will rent out before consider for own use. With that said. I personally won't buy Edelweiss, as I feel that it's higher risk for my intentions of buying a property. But your criteria is different from mine, so my opinion should not be taken too seriously. |

QUOTE(IronManz @ Apr 16 2023, 04:28 PM) Given the prospect that the nearby golf course view be gone, that sounds like premium price for a leasehold, especially if there's a plan to sell it off. dont really like the exsim projects in that area, there is just too many units, it will be very competitive in the future if were to sell, there will be more than 10 projects around the area (there are still other projects beside exsim, further up) If you're ok with leasehold and prefer nearby greenery , have you looked at Damansara Central Park by Exsim, Sunway dhill, Pantai Sentral Park by IJM? as for Dhill, dont really like the location, there is just too many traffic lights before going to the main road, will waste a lot of time not interested in pantai sentral park as prefer to live nearby family around damansara area |

QUOTE(IronManz @ Apr 16 2023, 06:55 PM) True also, many blocks released, and am not sure about the steep hill haha been living in PJ all my life and LDP is always a shitshow and the entrance to sunway serene is even worse especially the under highway turning with 1 lane traffic light (the other lane for U turn) i would say most of the time will be using this entrance because office, friends and family are around 1u areaAgree, near but yet so far (if timing not right, could waste long minutes at each traffic light) Damansara. How about Sunway Serene? There's a big lake there , considered close to nature also |

As long as MRT is there I doubt it could get any worse, in terms of the surroundings I would say it is pretty matured unless the MRT gets demolished then it is a gone case. I would say its not much a downside in my opinion as it has direct connectivity to the MRT and also to the opposite side which has tons of commercial shoplots / F&B etc

If not mistaken they are proposing to move the club house to another closeby area near the landed residences so they can free up this area for development. However, the residents there are protesting over the project

Current mall tenants are quite good, but unfortunately, the roads are not very accessible as compared to 1u
