The office/boutique hotel block (previous renders during Arnica/Bayberry is a midrise) is being converted into a 25-30-storey tower.

The tower will host office space and a hotel at the top. Anchor for the Office is Tropicana Group. Hotelier not finalised yet but I hope they get something like Courtyard by Marriott, ibis Hotel, etc.

This whole tower component is pending planning approval etc.

As for the mall, it will have space for a cineplex, gourmet supermarket, kid's adventure zone, a medium-sized exhibition centre or events centre (like SonyMusic Hall), an international foodcourt, a fitness centre, etc.

I have to say it is a challenge for any mall today including EC, Starling, etc to get tenants but slowly it can be done.

The price is now from RM1,010psf onwards. Or RM608,000 onwards (aircon and water heater provided only).

At this new price, it looks like a much better deal to buy now.

Very strict to get license for night retails. Night or after-hour mall idea is scrapped.

Now even Mamak may not be able to open after midnight.

Sad to say MRT factor is not part of today's tenants consideration. They want to know whether they can get good rental rates and compare to the surrounding and how much more things the owners willing to give.
